Browse Forums Building A New House Re: Perth, WA Build - Landsdale Corimbia 42Jan 21, 2013 1:35 pm butterbing Hi everyone - New to the site so still trying to find my way around. Thought I should start by saying a quick hi - looking forward to following everyone's progress. We are still in the planning stages hopefully will sign up officially with Premier/Greater Concept as soon as settlement goes through on our house in Darch. (in a couple of weeks) in the mean time fine tuning our plans and adding as many changes as we can in now (so we don't get too much of a shock at prestart) Location: Corimbia Estate (Landsdale) Hi butterbing and welcome! Not much of an update from me. I got a call Monday last week informing me there is a problem with our land. The upwards gradient on the block at the front makes it impossible for us to build our house (or any 4x2 house for that matter) on our block. It seems as though there was an oversight from Stockland engineers and no matter what approach we take (push the house back/flip it etc etc) it won't satisfy the Stockland building criteria. It has been a nightmare week so far as we can't seem to find a solution. So the builders and I discussed and agreed Stockland should be held responsible for this and have been in discussion with them with regards to the best way forward. They agreed with what we mentioned to them and they're going to find out what they need to do to the land to make it possible for us to build on it. The last recommendation they gave us was to push our house design a further 4 meters back (which is not possible anyway as it means we'd go beyond the 6m maximum set back) and leaves us with 2 meters back yard and 9 meters front yard (so I told them no way in hell that is happening). Anyway, will continue to update you guys on how this unfolds...sigh. Hope you guys are ok, I know I'd me mighty unhappy if I was in that position after investing all that time and effort into a design Is your block the only one affected or do the other blocks on your street have the same issue? Very odd. A please explain from Stockland is definitely warranted! On another note, our front door is more than 6m back from the road, but the garage is 4.5m. I don't think the council are too worried about it. Code variations are apparently quite easy. But having a tiny backyard if you'd been hanging out for a decent one is unacceptable. We are in Landsdale Meadows which if you imagine Corimbia as a piece of A4 paper we are in the top left hand corner, just below Gnangara. Originally the DAP said the house could have a minimum set back of 3 metres with an average of 6 metres, Garage at 4.5. the change was to make it a minumum of 3 metres with a maximum of 6 metres. this allowed us to make the entire setback at around 4.5 as we didnt have to worry about an average setback. Basically, lower the garage level by 4c of bricks, meaning we will have steps leading into the house and backyard access from the garage. It also means we will be building the garage, having part of the retaining wall as part of the garage. Apparently they've done this for a few clients and it would be something easily achievable - I have my doubts. As a result, if we proceed it means that we only have to move our building back 0.2m as opposed to 4m...I'm still not 100% happy but this is the best solution to tackling this problem. Now that the builders have come up with a method to satisfy the criteria, it is now about convincing Stockland to cover the cost of these changes (approximately $3.5k). With the method that New Generation Homes have proposed, do any of you have any feedback of been through something like this? Again, I am a little skeptical as to whether this is a feasible option... The house being built next to us is the same. I drove past your block the other day and it is pretty similar to ours (I couldn't actually see that there was an obvious problem ). The house I am in now has the garage dropped as well, but like Nicci I haven't heard of the garage being part of the retaining wall before either. Not sure if I can justify driving all the way down south just to see the display! Air-con upgrade...I believe it wasn't much. Originally they said it was going to cost around $4k, but if memory serves me right is ended up only around $3k if not less. Hi twiggens I was meaning to drive up with my pup yesterday, but it just got too hot. When I got home in the afternoon, I let him inside to put his collar on and he just plonked himself in the middle of the tiles where the aircon outlet is - so I thought I might as well do the same and have a nap! Not ideal but it's a good solution to a problem. Well the hot weather has delayed us a bit, no one wants to work in 40 degree heat! Plumbing starts Wednesday, foundations hopefully Thursday, slab better be soon!! Even though a lot of the houses you mentioned had garages built on the retaining wall, only one house in the estate actually had the wall form part of the garage.
