We've had our tender with Wisdom already, and are now awaiting our Contract appt. They've been very good so far, and so much quicker to respond to queries than our experience with the larger project builders has shown. E.g. Wisdom turned the entire tender around in less time than it took our previous builder to even wait for an appointment to become available! Be good to hear how it goes for you, so keep us posted. Apparently tender presentations take on average 1 hour - ours went for 3 However, we were very thorough, specified a lot of small things - privacy locks, fancy mirrors, extra course of tiles in the showeres etc - so that they are in our contract and not variations later. Big thanks to everyone on Homeone - we had a list of about 50 questions to cover - and they were all taken care of. The CSR actually thought it was good that we'd put a lot of thought into everything now - rather than making PCVs once construction starts. We did have a small heart flutter at the cost - but nothing we weren't really expecting to pay anyway! Most surprising thing - an underground concrete 10,650L water tank was only $6.5k. Considering ahuang paid almost that much for a 2000L steel slimline one - I'm really happy! After 4 years - we're in! Re: Tender appointment tomorrow! My inbox just received the elevations, full internal plans, shadow diagrams & electrical. There's a lot to look at - the way I was going to go about it was: 1. Check that everything in our documented requests is on the plans (certain windows awning, window sizes etc) 2. Check that everything on some original rough drawings was a documented request & is in the plans - if not - then add them to the list 3. Spend a few days in other houses in home world/display homes from other builders and you will want to change another 20 things... Visit a few houses already built by the same builder and you will want to change another 10 things... Then after 2 weeks of waiting, you will be shocked by the high prices your builder charge and decided to revert back 80% of those changes.... Then you noticed you wasted a few weeks on these and start feeling a bit upset about this... That's what happened to us.... Re: Tender appointment tomorrow! We;re almost ready to submit to council.. just waiting on confirmation that they have home warranty insurance in place before we pay the 5% (after the beechwood story i want to be sure our deposit is insured). We are having air con - the motor unit is down the side of the house closest to our neighbour. It was originally located at the rear (as it usually needs to be 3m from the boundary) - however Design Rules state that no air con units can be seen from the golf course.
