I've been lurking for ages and finally decided to post a topic! I have done a search on APG and haven't come up with anything, so thought I'd put the feelers out to see if there's anyone else out there.... or see if there's anyone else who might like to share the remainder of our journey with us We are building a 2 storey home in Yangebup (Bayview Estate). The original plan of the house is called the Escada but as we have a wide block our plan is quote alot different. We signed up with APG in December 2011 and went to site in April 2012. We didn't rush the process though as we were happy to make sure we got the right plan (which we hope we have). APG have been absolutely amazing, can't really fault them but I'd be interested to hear of other peoples experience! All our colours are picked, the top exterior render is done and happy to say that we love the colour. We still have a third colour to incorporate but for some reason the renderer didn't do that bit (which was really annoying as I wanted to see what the ENTIRE colour scheme looked like ) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ All the roof cover is on and hopefully this week the ceilings on the ground floor will be done. This is the second house we have built and I love every part of it... and can't rule out that I'll never do it again (just don't tell my hubby!!! I have really enjoyed seeing pictures of everyone elses houses so have included a few here... happy viewing and it'd be great for any feedback you might have - on the suburb, the plans, the builder or anything really! We have two young boys (6 and 3) so even though it might be a bit of a pain to start off with (my three year old and stairs is going to be interesting) we wanted a plan that we'd grow into - and not out of. We were originally going to buy a block on seascape drive in Bayview Estate but ended up going a little closer to the beach:) I have alot of friends who live in your area and they absolutely love it.... Your house plan is perfect... love the separation from the kids area and they will love it to the older they get hehehe Cant wait to see more pics.... We looked at Munster too but found our block which was in a culdesac right near the park so it ticked all the boxes! Mind you, my husband would have liked to be closer to the beach We tossed up for ages about where to have the bedrooms, master upstairs or downstairs or all upstairs.. In the end we listened to our friends and family with older kids -figured they'd know best! Will be a bit strange to start off with as our kids are only young but I'm sure it'll sort itself out soon enough! We're hoping this week we'll have some ceilings downstairs..cant wait, lookups getting closer! As you know we are just across the park from you guys . I'm always admiring your build. It is coming along so much faster than ours. Love your plan! We had the same thoughts as you.... Where to put the kids. We have 2 boys also. 14 & 3. We ended up going with all rooms upstairs. Parents at the front, Kids down the back. With our small block size having all of the rooms upstairs gave us more living area downstairs and decent sized back yard. Your place is coming along really fast!! Its looking really great. Love your render. What 3 colours have you chosen. How are you finding the quality of workmanship so far?? Our brickwork stage has been interesting. We are now into our 4th week of upstairs brickwork . I'm pretty sure we had the same brickies so I'm interested to know if you had any problems.!! Re: Building in Yangebup with APG - pics included! 8Oct 23, 2012 10:24 am Hi Lockett - I wondered if I'd see you soon! WOW! 4 weeks on the brickwork for upstairs - thats a bit crazy! Our upper floor brickwork started on the 21st July and the roof carpenters started on the 8th August, so a little over 2 weeks to do the brickwork. Are you having alot of problems then? I had a friend who did an owner build and she was saying the scaffolding costs about $1,000 a week which is why the top storey usually gets done super fast! Looks like it's not going so well for you guys For us it's been pretty smooth sailing (Sorry ) They had the waste pipe hole in the wrong spot for the toilet upstairs but we didn't know anything about it (although we had our suspicions it was wrong) until we visited one day and a guy was fixing it! Our experience with apg so far has been really good, how have you found them? The last couple of weeks have been pretty slow with not alot happening, but they made up for it yesterday! The windows and glass doors went in and the ceilings have started! I went down to the house at 6pm and the ceiling fixers were still there!! The render guys also came back to finish the Alfresco pillar - no idea why they didn't do that when they were there last week Hope your brickwork finishes soon Lockett and keep me updated! Re: Building in Yangebup with APG - pics included! 9Oct 23, 2012 10:52 am Forgot to say Lockett - the main render colour is Dulux Stone, the dark render is Woodland Grey and the third colour will be Surfmist (when the finally but that colour on!) It just took ages for us to get to site. We signed in October. Went to site in June after a loooonnnggg process. Our slab was down 6 weeks before they started the downstairs brickwork. I thought it was really too long. Yeah we have 3 storey Scaffold on our place so I'm suprised they are taking their time. I went passed today and of course no brickies All I'll say is really check the work. We have an out of square window in the WC , Door Frames not cemented in properly and cracked brickwork next to them. No cement in bricks.( One of the upper floor bricks that runs along the floor in our sitting room upstairs has no cement in it and just comes out ???? They have said that the brickies will fix it but it should not be like this in the first place. We had a airvent plumbing pipe put in our Linen cupboard that was not suppose to be there. Supervisor has been great so far and has fixed the plumbing airvent. As for the rest of it.... brickies would help this situation. Wow Lockett, sounds like you've had a bit of a nightmare. What have apg said about it all, why the delays? I think I'd want some answers - and a lot more bricklayer action! We went to the house today and nearly all the ceilings and cornices are up - I guess plastering is next and then maybe lockup?! We're due an update tomorrow so lets see what they say! They finished off the ceilings and cornices and sealed the exterior render for colour to be applied! We were also told today that lockup would be within 2 weeks! YAY So here are some pics.... They're saying they have to do the plastering and then the doors will be delivered and installed and then it's lockup!... Upstairs is already done (ie paster and ceilings) so I'm hoping their estimated date is right. Lock up in two weeks thats great news I don't think that you will have any drama's getting inside once you have reached lockup because there is always someone at your place. Our update was more brickwork for the next fortnight and scaffold due to be reduced by the end of the fortnight. Site clean and ready for the load of roof timbers etc for the next fortnight. Looking forward to seeing what our house is going to actually look like once they have finshed the brickwork. We have gone the grey render tone too. At the moment we have Tranquil Retreat as the main and Teahouse as the contrast ( Same as the Emporio) . Still worried it will be too light and whether to add another colour. Our Garage door is Shale grey so light too. I think because things are traveling slowly for us I keep rethinking everything too much. Our windows and doors are grey tint so I'm thinking that this will break up alot of the light colour on the front elevation. Did you have tinting on your windows. This couold give me an idea as to the colour if you have tinting too. The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
