We have narrowed the houses we like down to one of each. PD Dakota 27, which would be a basic home built on our land. This house is very nice, but is nothing compared to the meletis. We would still need to upgrade kitchen appliances, flooring, cooling etc... We can build this on our existing block which has a house in need of demolition, or on a block we need to find. Meletis mystique, which is a 6 star house and land package in Melbournes North. This house comes standard with double glazed windows, solid timber floors, Smeg 900 wide range stove and oven, Smeg dishwasher, designer fiitings, Spa, heating and refrigerated cooling. The PD on our block would easily end up owing us $450K once we demolish. We can't afford to option this house up. The PD on a new release block would cost us $320K. And we would need to upgrade quite a lot. The Meletis is a fixed price $360K house and land, and the house is perfect with all the trimmings. We would not need to spend a cent, aside from window funrnishings. As you can understand, we are opting for the Meletis. They basically only build display level homes as standard. Whilst I dont know either way, the statement you made that "The Meletis is a fixed price $360K house and land, "is possibly a throw away sales line. I would really get the fine print before I believe that. Site costs, access costs, rock removal, Council fees, stamp duty etc etc all add up. Also I would make sure that they document "all the trimmings". Does the cost include carpets, or tiles, feature walls, heating and cooling etc. Timber doors need staining and or varnishing, and brass hardware, all adds up. To give you an example, the 27 sq house I am building through metricon is built from 178k, plus GST. Then add all the extra,s the as displayed price is 312k, on land built is 470k+ depending on the area. My costs is 204k, with land etc totals about 335k. Not doubting what you are saying, but just making sure you go to the bank and ask for the correct amount for pre-approval, a 50k nasty surprise might sink some people. Adrian B Re: Porter Davis or Meletis homes 3Sep 05, 2006 9:39 pm We're going to build with Meletis, our final plans have gone to be energy rated etc. Only very positive things to say so far, have got a 17-page detailed inclusion list, down to the last detail, and a figure that covers all of it.
But as Adrian B. says, do check if the figure you mention includes everything you would like. I'm happy to provide more info (as much as I can, since we haven't started building yet). The house and land package is exclusive to that estate. The fixed price is for the house as it stands in the display village, with all of the inclusions. The only difference would be our request for the study and small side entrance to be combined for a theatre/rumpus room, and for the garage to be made .5 metre wider. That brings the fixed price from $349k to $359k. The only other costs would be as was pointed out, stamp duty, transfer fee, finance fee and other legal fees. I would of course go through the contract of inclusions with a fine tooth comb and get a solicitor to go through it aswell.
Rock removal is not going to be an extra charge. They will alter the slab if they have to at they're expence. All this is apparantly stated in the contract. This is why I'm asking on experiences, the offer sounds too good to be true. The only down side is that the block is 15 X 32 - approximately 460m2 David. I am assuming you're talking about the Aurora estate? Have heard a lot of good things that it is going to have to give it a 6 star rating. We love the house, which is about 27 inc garage, but it leaves little back yard. This is a house I wanna live in till I retire, 10years with lottery or 30 years with health.
I can not stand the idea of having such a samll yard. So we are looking for a 15+ X 36+ block to build on. The block they are offering with this house is normally 13.5 X 32. They were going to build it for us on a 15 X 32 because we requested a larger block. But they can't give us a larger block due to the Aurora guidelines. They are happy to build a house on our block, but were not preparedto build this house on our current block. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74688 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
