Browse Forums Building A New House 1 Oct 16, 2012 2:28 pm This is my first post on forum. however i have been reading other posts which has been very helpful in making some decisions including changing the builder just before the start of the project. i am building a Duplex with basement garages. the size of the lot is 640 meter2 with 15 meter frontage. the land is on slope and garage will be excavated 2.8 meter below ground level. i had verbal handshake agreement with builder before the start of project that any rock excavation charges will be covered by builder. few days into digging and the rock hits. builder has completed the slab and now we are onto framing. the builder says he has received the invoice of $30K for removing the excess rock/soil and breaking them. as per builder this is not covered under rock excavation as he only allowed for excavation not breaking and exporting it. my question is.. does it cost this much to break the rocks and export them? builder says it was 1300 tonne of rock and they charge $24 per tonne. to start with 1200 tonne export on a small site does not sound right to me. i visited the site daily during excavation and i couldn't tell from naked eye that it was rock. yes there were some pieces of rock sitting on ground but not much apart from that it was all soil. i took a picture whine they were excavating. does it look like it can cost 30K even after i had agreement with builder that all rock excavation will be covered by him? appreciate your help here thank you. http://imageshack.us/f/571/photo7081253708pm.jpg/ Re: Rock Excavation and Export does it cost $30K? 2Oct 16, 2012 5:41 pm A small car weighs 1 tonne (1,000 kilograms). How long were the machinary there for? Allow 1000 per day, and a few hundred dollars for each load they removed. allow 10m^3 pr load. What do you come up with?? So if you building site is 10m x 16m, they must have dug down 3m deep. If they had dug this deep you would have a massive hole in your site. For granite we work on about 2,750kg/m^3. If they're going down 3m deep, I assume you're planning on building a 4 storey apartment block? Now on the other hand, Gold has a density of 19.32g/cm^3 - 19,320kg/m^3 - so it is feasible that they moved only 67m^3 of pure gold from your lot, as this would be a more normal volume of soil and rock to remove from a site. However if this is the case, I would suggest you indicate to them that you wish to keep your $64,421,403 worth of gold, based on a price of $1748/oz. Re: Rock Excavation and Export does it cost $30K? 7Oct 17, 2012 10:01 am B STAR looks like they have only dug the garage yes correct they have dug deep into garage only. it is 12 meter wide * 16 Meter length * 2.8 Meter deep. the cut is made on slope so it is not like they dug out a square chunk. to start with in your opinion does it look like from the picture that site had so much rock in it? and based on above measurement how much the export and tipping cost? thanks for your suggestions making me feel better actually! If your builder wants to claim extras there are contractual procedures, the measurement and assessment of excavated material and of course the proof. I think you may have left yourself open to abuse but is there provisional sum for rock? and is there soil test showing rock? A word is important, but I think it's more important to have everything in writing if for no other reason than you can both reflect on what you have agreed and refer to it anytime. Time changes things, who knows what was agreed way back, especially when the builder talks to so many customers. Putting it on paper irons out any misunderstandings, and fills in the detail that each side assumed (perhaps differently). I think you may have left yourself open to abuse but is there provisional sum for rock? and is there soil test showing rock? the soil test shows it is M Class soil and i guess this is the reason Builder agreed to cover any rock excavation expense but i guess now he is not prepared to cover the rock excavation and putting the cost back to me in form of export and tipping fees... and worth 30K?
