Browse Forums Building A New House 1 Oct 16, 2012 11:22 am Hi everyone. I was just wondering if someone could give me a quick run down on site costs? I know (think?) it includes building permits, soil testing, temporary fencing - but what else? And what is a reasonable amount – does it depend on the area, or just what the building company wants to charge? We were quoted approx. $20k to build in Beveridge by one builder but now we’re looking at Wallan and a different builder, so I have no idea which way it could go lol! And am I right in assuming that ‘fixed site costs’ ARE actually fixed – so we pay the $20k or whatever they quote then if it costs more its too bad for them? Do all builders offer fixed? Sorry for the barrage of questions, I have looked through the site but couldn’t find what I wanted and I have information pouring out my eyeballs at the moment, so I thought I’d give in and ask! You then have slab class which will vary the pricing, there can be a big variation. Basically ask the builder if they have fixed site costs or if there a provisional items that can go up or down. The main issues for site costs are Sloping sites -Require cut and fill excavation works and perhaps retaining walls Poor ground condition such as fill requiring deeper excavations or piers. (I'll assume you're not looking at Springridge given that WW and WE are closer to the sort of estate that Mandalay is in terms of block sizes and topography - ie. all three estates are relatively flat compared to Springridge, as it's rather what you might call "hilly" on this side of town). There are already threads here for Wallara Waters and Woodland's Edge in the General Discussion forum - I'd suggest having a look in those threads to see what sort of site costs people have been paying (you can ask if you're having trouble finding info and I'm positive they'll help you out). Ours had about a 2m fall across the block from corner to corner and we needed a 1.2m cut at the front right corner and and 800mm fill at the back left corner - throw in piering, etc and we ended up with site costs of about $22k, for a 31 sq house (note that this is a flat $22k, not $22k on top of an extra "allowance" beyond the standard "M-class slab with no more than 300mm of fall across the site blah blah blah" most builders specify as a "standard inclusion"). I think there are still a couple of flatter blocks a bit further down our street which are still for sale and there are a bunch of house+land offerings from Simonds in one of the later stages which advertise that they including "fixed site costs" if that's what you're after (although you need to take that with a grain of salt as bashworth has mentioned) - note that on those particular blocks they will cut the house in a bit though (the amount will vary depending on which block you pick) and the houses themselves are small-ish 21-22sq designs though. Other builders also have fixed price house+land offerings as well in one or more of the three Wallan estates - it's worth looking around to see what's on offer in all three estates though and doing a bit of a tour to see how builders are doing the house sitings in the different estates, as knowing what the site costs will be and knowing how much work they're going to leave you with after the house has been built are two different things entirely. We're still at the beginning of rennovating our current house so are just keeping buying land at the back of our minds, but we'll have to get organised soon!
