I am a first home buyer and my head is gonna explode lol. Take it easy. Stop and think about what you want/need. Make lists to jog your memory. You can option up the house- BUT ... remember this adds to price so be careful - what you see at the display village may not be what you get !!! If you really want something - stick to your guns on it. It all happens in stages. So handle each separately and really keep your eyes open. Make lists and think about things. The electrical list - ie where you want power points etc - is very important. Sit and look about and think where you want them - and always go for doubles - NOT singles. Think about important rooms - their size - toilets - the bigger ones are better - but cost more. Bathrooms - we hate hobs - so got flat floors in shower. This is much better IMO. We had slab and alfresco poured together - so drop from house to outside was less. Simple is often better. One colour scheme. No wild colours or "current" fad ideas. They quickly go out of fashion. Happy to talk at each stage if you want. They will have to do a soil sample and check block - for slope. This may cost more - ie if soil is "bad" or block has slope. AND - ALWAYS ask them if you don't understand - don't feel this makes you dumb. Question anything you don't follow and anything you don't remember. Make lists of questions. AND - make sure you get answers to them - not ... "yeah - I think that's ok". Just say - "No - is it ok - I want to know". Make them commit - when they can. Your contract will have variables in it (maybe the driveway costing) but it might end up slightly less overall - at the end. Ours did. And - ensure you have the money set up before signing the contract. Still in production Emy. I plan to do it then find myself in the garden ... Or moving tan bark and rocks ... Where-abouts are you - we're in SEQ. I've met the neighbours so unless your using a nom-deplume we are not neighbours ... My biggest issue at the moment is sourcing plants. But - we're getting there. I'll try to do a few pics.
