Browse Forums Building A New House 1 Oct 12, 2012 7:25 am Hi, I'm hoping that I can get some advice on suitable house plans given the land we have and the facing etc. We have land on an east/west facing, 12.5 frontage, 28 depth. Driveway has to be on the right. I'm trying to find suitable plans where the living areas are on the north facing side and therefore get the sun, but it appears pickings are slim in the off the shelf packages from the main builders. Anyone had a similar situation and got some ideas? It appears the bulk of home plans have garage on left and if they dont then the living areas are on the right (which would be south and no sun for our lot, ruling them out! ) I have found a few which we are looking at, but obviously the more options the better! We sat down with the builder they suggested we flip it, was very simple to do. Some of the builders websites actually allow you to flip them on the web page. Building the Ascot 35 with Carlisle Homes in Pasadena Estate, Clyde VIC My build thread: viewtopic.php?f=31&t=59776 Re: Trying to find a suitable plan! 4Oct 12, 2012 8:48 am We are building with M and we have a west facing frontage with our back being in the east and we simply flipped our plan so now all our main lliving areas are facing north...it's not a problem to flip at all in fact you can flip their plans on their site but I'm guessing your problem is you want to keep the garage on the right so simply flipping the whole plan is not the answer? Re: Trying to find a suitable plan! 5Oct 12, 2012 8:50 am Yeah, I understand the flipping, the problem is that the living areas in most designs are placed behind the garage, which means that they end up south facing which is a no go. Just trying to find a few good plans which support living areas on the left (viewing the plan orientated with garage at bottom) and garage on right. Thanks for the answers and your time so far guys. Re: Trying to find a suitable plan! 9Oct 12, 2012 11:04 am Some builders allows you to the flip the garage too, i know our house had the option to swap the garage and master bedroom which are both at the front of the house.. so I suggest you find a few houses you like and speak to the builders about their options because not everything that a builder can do is going to be on their website. You will pay more but not as much as you think. Once you spec up a mass market builders base home it adds up very quickly. You will then have a home that is exactly what you want and will suit how you want to live – you have to weigh up what that’s worth.
