It has just come to our attention that we were initially told the front of the house would be facing North. The sales guy drew up what the house would look like on the block, but, mistakenly?? put it North facing when in fact it points East! This is a bit of a worry as this would mean our living areas are on the South and bedroom/utility rooms on the north.. We could invert the house, but because of the block, the garage would then be on the right, which gives us a bad turning circle to get in. The block has a building envelope of 4mtrs x 15mtrs on the crossover side too so the setback is 15m I am bit worried i've bought a dud and going to have issues with heating/cooling Re: Our House Orientation 2Oct 11, 2012 12:27 pm if you reverse it and keep the garage where it is, the north would have the living areas
bed 2 would need a window at the very back of the garage/ bed 2 wall etc you might need to bring the garage forward and entry would not be next to the garage and to get into the house via garage it would be via the study Re: Our House Orientation 3Oct 11, 2012 12:28 pm Its always hard when your block doesn't have the right orientation. We put celestary windows into our build to ensure as much northern sunlight as possible. I would try hard to have all your amenities on the west (bath, laundry, garage) with as little window as possible. Maybe you could keep the garage to the west and bed 2 and study to the east? Even if you just inverted the top half of the drawing, would make a huge difference. I'm not sure how easy (or difficult) it is to change the layout of your plans. I'm no expert but what they have given you isn't very good for passive deisgn! Even if you just inverted the top half of the drawing... It's a bit smaller but still perfect orientation for our house and it has no setback in the front! Fingers crossed our builder doesn't kill us, we haven't signed a contract (just a new home order). Cheers of course there are legal avenues. You've already mentioned it. Sue them.
