If so bashworth is right - make sure your bigger windows are on the east and north! Re: Signed with Plantation...please help with siting advice? 6Oct 10, 2012 11:25 am Deffo for QLD you'd want North and East facing windows - remember though that if you want to take advantage of easterly sea breezes it's also good to have some opposing windows of sufficient size to allow the breeze to push the warmer air out of the house in the evening. A west facing window isn't a deal breaker if you can keep the sun off it with a shrub/tree in summer and can minimise heat loss in winder with double glazing (and/or heavy drapes) - indeed it can be useful as a point from which warmer air can be evacuated in a cross-ventilation setup. Some people apparently have nothing better to do than comment on other people's sigs. First thing to decide is where you will spend most of the time in summer, e.g. the alfresco. This will be on the SE corner of the site, this means flipping the plan with the garage on the west (good) small family room windows facing west (bad – but windows can be thin and hooded). To maximise light/breezes in general living area D/S have a opening window as a splashback in the kitchen and have some windows on the east wall of the front living room. U’stairs is where the biggest problem is. The TV room window (which provides light/ventilation to the entire U/S general area) is facing west (bad). This will cook the U/S and hinder any of the heat from D/S rising up. An option.....If the garage was to stay on the east, U/S TV window stays east (good) but the alfresco area will get the afternoon sun in summer – not nice. A solution may be to flip the media room with the alfresco, it will then be on the east, just away from the kitchen. Also be mindful of storage. No matter which plantation home you look at, they don’t seem to get storage layouts right or provide enough, e.g. bed3 door opens onto the robe. I think I gave the wrong info tho, the front of the house will face north, so the kitchen will be on the west and living on the east, and u/s the tv area will be on the east, bathrooms on the west. We are taking out bedroom 3 and dividing the space into the other two bedrooms, and I have asked for the windows of these rooms to be facing south. I agree with all the points that PAB has made - Its a lovely plan but how well it works with the orientation of your block is debatable. Not sure how good Plantation are with changes - as with most project builders I would guess like a wounded bull? As I mentioned, give some thought to the alfresco and how much you will want to use it in summer as this will be a hot area. We had an open alfresco area facing west with solid walls to the south and east and it was pretty much un-usable till the sun went down in summer, it was open to the north so it did pick up a little breeze which cooled it down after dark. I hope this makes sense, and would be interested in your thoughts If you can find extra space elsewhere without taking out a bedroom, I would recommend that. We did a similar thing with our first build - we took out a 4th bedroom so that the bed 2 & 3 would be bigger - it also allowed us to have separate 'Tv' area. It worked out really well for us - we enjoyed having the extra space. However when we went to sell, we found that despite having a similar sized home and fittings as other 4 bedders in the area, we were categorised with all the other 3 bedroom houses - which were actually smaller and had lower quality fittings. We felt that we missed out on a number of buyers who were looking for a 4 bedroom house and as such it impacted the sale price. What I learned is that when designing your house, not only do you have to be mindful of what you want, but you also have to take into consideration what others may want in the likely event that you do sell in the future. After all you don't want to be the only 300m2 house in the area with only 3 bedrooms. Other option is to make sure that the study downstairs is fully enclosed - then you can market it as a bedroom if you need to.
