Browse Forums Building A New House 1 Oct 09, 2012 4:45 pm Hi All - anyone have experience with raising site levels so the floor level of your house is higher (i.e. we want it level with the street). I'm getting costings and the builder has advised we need retaining all down the back and full returns @ 750mm - ? I wonder about cost, but also how is that going to look! Any comments / experience appreciated Raising the floor level of a double storey 2Oct 09, 2012 9:27 pm Hi. We're doing the same thing. Our block is in a new release (50 blocks). The builders are mostly digging every one else downwards. It looks odd - the front of their houses are below street level and they have a steep short driveway. We want to keep the front of our house level with the street, so will add fill towards the back of the block. Our block slopes down about 1m. We will add fill to the back of where the house will end and level it to the front. This means we'll retain it at the back of the house and on the side boundaries. We are getting this done ourself and then the builder will do the slab. We spoke to Council, excavator and our builder about this and they all agree this is fine. Re: Raising the floor level of a double storey 3Oct 10, 2012 6:03 am Our block has an 8m slope downwards and about 2m where the house will be - about 1.4m downwards and another 0.6m right to left. If we raised the house to street level, then the back of the house would be between 2.0 and 2.6m off at the back which it too high for us as we want the living areas at the back to be close to ground level. Therefore, we have cut in slightly at the front and put some internal steps in the house so we are between 0.2m and 0.8m off the ground at the back. Personally, I prefer to try and follow the slope of the land this way - all the houses in our street on our side are below street level and I don't think it look strange although perhaps I've got used to it. Most councils have restrictions on the amount of fill that you can do and prefer building to follow the natural land as much as possible. If you are trying to raise the whole block and put in retaining walls, you may have trouble with council approval. isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17525 Hi there, We’ve recently had plans approved to add a 1st storey addition to our existing house for a growing family in Sydney.
