Browse Forums Building A New House 1 Oct 06, 2012 11:15 pm Hello everyone, I have been reading this forum for some time and have been conflicted as to where to start my posts/topic.
So I have said that our knock down rebuild has a twist. Well the twist is that we didn't knock down the whole house. So now you are probably thinking this should be a renovation/extension. But here is where it starts to go a bit grey. Only about 20% of the original house remains. So to start our story. In June last year we purchased a really lovely house in Adelaide that was in a really great location. There was absolutely nothing wrong with the house except we didn't feel it was big enough for us. So by October 2011 we had plans drawn and submitted to council. Then we waited and waited and waited some more. In March we got development approval, then we started another painful wait for building drawings and building approval. That arrived in June and in July everything started. This is a before pic of our house. What you can't see is that this house is actually 2 storey from the back but single storey from the street. I will update with more details and pictures. We are using a small builder so selections are being made when required. Oh I also got a quote for the bathroom fixtures and it has come in under what was budgeted. Our site is now onto framing and our steel guys have been working hard and our huge steel staircase has been fitted. We've also been told our windows will be onsite from next week. There was a period of time at the beginning of November that things seemed to grind to a halt but we seem to be moving along now. So where are we up to now is we have have a finished 2nd storey. The outside has been completed, rendered and painted. We have had the plumber and electricians out and have done/are doing first fix. We have been told the brickies will be finished by tomorrow so I am excited to see the progress. Hopefully all the windows have been put in otherwise I guess the bricklayers can't finish there job. We are also hopeful that the rest of the roof trusses have been completed so next week the roofers can come and do there bit. Most of the houses there are over 500sqm ours will be 480sqm. There are even a number of houses that are 4 storey high, they are massive looking houses, yet ours is only 2 storey from the street so looks quite modest. I can't wait to be finished but we are still a number of months off that. Eastern Adelaide build - appliances ordered 11Dec 11, 2012 12:05 pm Well I am planning to make a trip out to the site today but before that I thought I would share that we have ordered our appliances (or rather hubby did, I didn't care so much) Kitchen 2x bosch pyrolytic wall ovens. bosch wall espresso machine bosch semi-integrated dishwasher bosch induction cooktop (5 burner I think) 694l westinghouse fridge (or there abouts) Smeg is505 rangehood alfresco beefeater 5 burner SS bbq random outdoor rangehood (can't remember the details) f&p bar fridge with integration kit laundry bosch 8kg front loader bosch 8kg dryer I was trying to remember what colours we picked for the kitchen but I can't remember I do remember that the bench/island is corian everest. The reason we went with corian over anything else is that the island is 4.5m long (or there abouts) and I did not want a join. You would think I would care given I do the cooking and washing etc but I was so blah about it. An ovens and oven right - well at least in my mind. Yes we are renting at the moment SA knockdown rebuild - we've got gyprock 17Jan 11, 2013 10:38 pm So I haven't updated for awhile as it doesn't feel like much is happening at our site but that isn't that true. Before Christmas there was a huge push as the gyprocker wanted to work over the christmas/new year period. So I think the week before christmas we had roofers, a/c experts, plumber, electricians all on site. I drove out there one day and there was close to 20 tradies onsite. So since Christmas we've had the gyprock being done. There is still huge amounts to go but lots has been done. Today we picked our front door. Oh what fun drawing a picture of a door. I can't say it is anything fancy but it is a nice solid door with a vertical glass 30mm panel for looking at the outside world. The carpenters have returned to site and are madly trying to finish blue boarding and other jobs. We have also been told that our tiles have landed in Sydney and are on there way to Adelaide for the tiler that will be onsite from next Friday. I can't wait to see how the bathroom looks with the tiles as we are having 2 walls grey and 2 walls white and I think the floor is grey tiles as well. We have been told to start thinking about door handles for the internal doors. Oh we've also been told that our joinery is 4 weeks away. I've very excited about that. I was looking through our colour selections for the kitchen and one of the colours we have picked is called ChemSpec Automotive Refinish M10670. Gosh what colour is that? I know I liked it the day I picked it so lets hope it still looks nice once it is in. Here are our selections for our outdoor kitchen are Smartstone Theron with formica charred oak (installed horizontally) cabinets with a brushed aluminium kicker. Ok enough of me rabbiting on. Bathroom with two wall colours looks spesh if you got floor to ceiling tiles and I'm doing that too. Oooh, I'm green with envy here. I feel like we're just kicking dirt around coz we don't want to cut down like the builders rush in and do. Gosh, who would of thunk it would be so hard. After being stuck in council for 6 months simply because they were so backed up. Then it took another 3 months to get building drawings done. I just want the house now as well and it drives me crazy that I can't just wake up in the morning and it be done. Where are you building? When are you going to be starting? Big change for us coz we've lived in the same house near the beach for the last 22 years. We've had the block just over a year. Drew up our own plan pretty quickly and started courting builders. That took a year to decide. All the prices seemed rubbery. The word 'allowance' on the quotes caused me too much concern. In the end we signed with McCracken last Sept. The 'designer' seemed to have a lot of trouble drawing our plan. He got the basics of everything right first go but left out lots of the little details. We've also been given the run around over what to do to level our block. It has a bit of a slope to the back. We want the block kept flat at the front with street level so you don't drive down into a cave. All the builders just want to do cut and fill and some of the houses are looking bad for it (in my eyes anyway). Maybe we should have done a split but it wouldn't have suited our design. We've got the best orientation ... On a corner with lots of northern exposure and we're making the most of that. We'll have lots of light. Opposite of this dark 1950s cave we're living in. We have an old 50's house with masonite everywhere and nails popping out, warping, rusted etc.… 0 4514 No the fireplace doesn’t work. It’s been enclosed.
