Browse Forums Building A New House 1 Oct 06, 2012 11:16 am Hi everyone, We have recently put a deposit on a block of land a new estate being built, which was previously a golf course. The title of the land will not be ready for another 12 months. Just wondering everyones opinion- should we start the process for confirming the builders/house now? or do we wait until closer to title? Any advce would be appreciated! I cant help you as not in oz, but I would def look for a house design..maybe not a builder as yet..just look around and find something you love, or design something you love, seeing yu have your block and shape etc make sure you use north winter sun to heat your home, so find out which way is north on your block and then a design to maximise it and where the breezers are for summer cooling have fun!! Re: First time builder- Advice needed! 3Oct 06, 2012 11:24 am I would say yes, land probably rarely titles on time, our land was late and the brother in-laws was also late in another estate and different area! But that just means you can have 6-8 months to shop around, look at the options and decided on one! You don't have to sign with anyone for a while, but if you have some time it could be useful as well, if your getting a construction loan, it took us about 6 months and 4 banks to find a bank, problems with values etc etc. 2 First time builder- Advice needed! 4Oct 06, 2012 1:51 pm Don't rush to be locked in. The builders will try to rush you but if you end up with a delay most will charge you after 3-6 months. We bought our land with Jan 12 settlement and is only now just about to settle in mid Oct. we were very fortunate in that our builder allowed us to redo our contract to avoid late fees. Do your research but don't rush to sign. They will tell you that if you want to LOCK that super dooper once in a life time chance of amazing never to be seen again extras and prices that you will have to pay a small deposit... But DON'T WORRY.. As we will hold it for 12 months!!!!dont do it... As land sometimes takes longer then the original 12 months they tell you to settle... I would however certainly do some shopping. It took us a good 3 years looking had our heart set on a porter Davis Nearly put the deposit down so glad we waited because then changed when we found something else. After seeing the dfh design for sale, walked through loved it, found out the builder now building it.. If we had paid that deposit we would of felt locked in.. The process can take time sometimes.For us, the bank mucked us around.. Remember to listen to the wise ones above. After all money is in your pocket, no need to listen to sales pitch on how you should spend your money now. Shop around till you find the one you like and suitable. You've got plenty of time. Re: First time builder- Advice needed! 10Oct 06, 2012 3:53 pm Hi I would look around and see which Builder you are most comfortable with, remember the big building companies are dealing with some so many different people and you just become a number. The people you deal with initially are just sales people who want to make a sale. The Superviser who supervises your home during the construction period is not a Builder but an employee of the company. The first time we built we went with a big company, they were okay but we were just a number. We did an extension a couple of years ago and went with a small Builder. It was so much better we only dealt with the builder. He came to see us at our house, he over saw the whole construction process and if we had any queries or concerns we always spoke to him directly. We had personal and individual service. We decided on the plan and he helped us with some ideas and then we had the plan drawn up by a draftsman. The company was Eldridge Homes. We are extremely happy with our extension. They also build new single and two storey homes. Re: First time builder- Advice needed! 11Oct 06, 2012 4:01 pm we had the same experience as trixiemarie (which sounds like a sales pitch, but i hope it isnt for a first post) small local guy, answered my texts himself, personal visits, personal emails..dream build, no dramas, excellent communication etc etc i would do it all again tomorrow it was the BEST experience ever. I went to a draftsman after 3 yrs of 'planning' ( a zillion plans seen, tried, drawn etc) then the builder built it. too easy have fun, you will love it if you dont rush, and always go with your gut. it wont let you down, First time builder- Advice needed! 12Oct 06, 2012 4:06 pm We have a similar situation.. We don't settle til april 1... But we locked our price in until july next year, and luckily we did because the base price went up an extra $9000 dollars about a week later... Don't buy in to the builders crap, but don't rule out entirely what they say either... For us with about 8 months to go till we start construction, locking in the price has saved us a fair whack of money.
