Browse Forums Building A New House Re: Our small build (NOR WA) - finance approved!! 21Nov 15, 2012 9:39 pm I think your kitchen layout should be : Move Pantry to the side where the laundry is. Put Fridge recess where Pantry was previously. (The bench will have been pushed across, so is now right against the fridge recess, with fridge recess right against the wall.) Have oven and stove top close to the pantry, and sink close to the fridge, making sure to leave room for dishwasher recess which will be directly next to fridge. That way you have a lovely clean island bench for entertaining, and also, it's great having the pantry close to stove, so you can grab spices for those last minute taste additions to your cooking. I love the idea of keeping the island free! Re: Our small build (NOR WA) - finance approved!! 23Nov 16, 2012 2:50 am Ill be keeping an eye on this thread. Im also building on a 300msq block 10m x 30m. I have rear laneway access so a double garage was easily fitted in. I really love your layout though! Deffiently have maximised your living space and besides who wants to do gardening in your spare time anyway!.. I sure don't. Re: Our small build (NOR WA) - finance approved!! 25Nov 16, 2012 10:34 pm Well I've spent time today drafting a possible kitchen layout, would love people's opinions. This was the layout they did as standard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is my current idea, though don't want to think about how much pot draws will cost! Back of the kitchen: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Island bench Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We also have the potential to decide on the island width.... At the moment it is 80cm which I'm not happy with so consider if we should make it 90cm or possibly 1m! Probably don't have space to make it wider then that.... Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 26Nov 17, 2012 12:18 am Sorry I can't help with the lay out of kitchen, I'm not good at that stuff but in regards to the bench width I would try to go as wide as budget and space would allow. It was something we did so I am biased. Good luck with lay out. Re: Our small build (NOR WA) - kitchen plan.... It was something we did so I am biased. Good luck with lay out. Agreed, as wide as possible. So you're not going for the clean island bench idea? Pot drawers aren't too bad price wise. I got three even sized pot drawers installed in my island bench and it was $432. Yeh expensive, but not blowing the budget, and worthwhile I think. Are you paying extra for those cupboards above the fridge? Microwave drawer is pretty expensive too, you'll probably end up spending a lot in your kitchen. I love bifold, but the doorway isn't really that wide to really enjoy them, so I'd go for cavity slider. Advise pleas 29Nov 17, 2012 12:47 am I tried the sink and stove on the back bench but it just looked too cramped. At the moment there is nothing above/around the fridge.... I also want the pantry and cupboards above the fridge to go to the ceiling, we didn't raise the ceiling do they aren't that high but I'm sure it'll cost a small fortune! I'm sure there will be comprises in there when we get the cost. The door on the laundry was an addition, the regular slider seemed great till I saw the drawings, I'm hoping we can do a cavity slider as I really don't want a regular door on it. I think well see if we can get the island 1m wide, will also make the sink less of a feature hopefully... Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 30Nov 17, 2012 3:52 pm I'm getting a mate to do our overhead cupboards later, I doubt it will save that much money, but I just didn't have the funds available at Prestart. (Not that you need to pay it right then, but I couldn't anticipate being able to afford it or not.) I'll hate not having a microwave shelf when we move in, hopefully we can get the rest of it done pretty quickly. Nothing like a microwave on your bench to ruin the look. Advise pleas 31Nov 17, 2012 5:34 pm Weve not had a microwave for the last 2 years but if we're lucky enough to have kids I think it will be important!! I'm thinking at the moment I'd like to spend the money on pot draws over getting overhead cupboards because we can put them in later! Trying not to think what prestart will cost. My mum has agreed to pay for our front door upgrade as our Christmas present so at least we know will get something we really want!! Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 32Nov 18, 2012 9:59 pm I wish I got a pivot door.. do people get double pivot doors ever? I love my doors, but lately have been loving the way the pivot doors seem to hover. Advise pleas 33Nov 20, 2012 12:17 am You know they cut the essastone in half for your island and your rear bench so that's why it is 800mm wide. I am going Granite in 900 wide - decided to go with the diamond ice instead of galaxy black so the smears don't show. You should get a quote from stone superstore before you decide as you may be very surprised at their prices. Your tiles are very similar - I am going the opal dark grey for the wet area floors and probably fashion white for backsplash in kitchen and laundry. Having the carrara marble tile for bathroom walls and the dark opal gloss for powder room. Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 34Nov 20, 2012 9:18 am That sounds great Donna! I originally wanted black for the kitchen bench but was convinced white would be better I need to check if Aussie will let us do that, I've noticed the builders aiming at first home buyers don't give as much flexibility as others.
There are long lists in our house file of things they won't do or can refuse to do. But I guess that's part of their business plan. It's one reason we are considering a second piece of essa stone. We can use the second for the island and what would have been the island in the bathrooms. We got our first one and 900mm appliances as an upgrade for $900. I saw beautiful grey rectified tiles I had wanted but we couldn't justify the extra cost! I'm just not convinced on dark cabinets in the bathroom... But when I suggest alternatives the other half just says 'haven't we decided already?' Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 35Nov 20, 2012 9:41 am fmac the other half just says 'haven't we decided already?' indeed - my whole family say's that to me on a weekly basis - 15 year old - just look's at me and rolls her eyes. It's very sad to be a Libran when so many decisions need to be made. Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 36Nov 20, 2012 9:44 am I am so glad I am not the only one I just feel like when we picked the tiles the guy helped us out heaps, which was great but now I wonder if we have what he would want or what we want! We don't plan on building again or moving for a very long time so I don't want to move in and wish we'd done it differently! He just wants it decided and done!! Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 37Nov 20, 2012 9:47 am I think your colours are fine! I've gone back to Crosby's 6 times now and have ended up with similar to what I started with. I would keep the oven central, we have our gas hob next to our wall oven here in the rental and there just isn't the elbow room on both sides, So only one of us can get anywhere near the stove at a time. Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 38Nov 20, 2012 7:03 pm Well I have to admit that I went to crosby's after work today. I am now pretty happy, not 100% on the bathroom cabinet colour but can discuss that at pre-start. I did check out the glass tiles we would like as our splash back.... Found a darker grey I think I'd like and now just have to see if we can do it after handover to save $$ and I'm pretty sure Aussie don't do glass tiles. Otherwise I think our kitchen might end up being a little too white! Only 10 days and then we have to lock all of our choices in!! Re: Our small build (NOR WA) - kitchen plan.... Advise pleas 39Nov 28, 2012 2:49 pm Hi Fmac, our prestart is also 30th Nov!! Was meant to be last week but my little pooch was too sick so I cancelled. He's still sick, a tiny bit better tho, but he is going into the Vet for the day as prestart is in Busso. I've been playing vet nurse all week and think it will be a loooong day that day. . . at least I will know he's in good care Good luck ! We are still waiting for settlement on our land, they are saying Feb by latest- but told us earlier in the year that it would be Nov as they were going to speed up the process.
