Browse Forums Building A New House 1 May 02, 2013 5:29 pm So many people seem to do a lot of 'things' after handover e.g. flooring, kitchen appliances. Have you done this? What items your did you do after handover? Was your Builder o.k. with you doing this? Did you save much? Was it easy to arrange? Re: What "Things" Did You Do After Handover? 3May 02, 2013 5:53 pm all the obvious things are best done after handover because it saves you alot of money generally ... the builders are ok with it because once u have handover its your house to do as you please tiles, carpets, painting, soakwells are big money savers if done after handover Re: What "Things" Did You Do After Handover? 4May 02, 2013 6:00 pm after handover we will do the following extra cabinets in family and retreat finish tiling around pool and patio patio over bed 1 and laundry blinds and planation shutters make shed for the lawn mower. finish landscaping Re: What "Things" Did You Do After Handover? 5May 02, 2013 6:09 pm Have you done this? I love your list! In our current house we had flooring, and blinds included - the things we had to shell out for were extra paths, air con, retic and landscaping, painting, and all the little things like the letter box, washing line etc Our Custom Dale Alcock build in the Village at Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=78620 Re: What "Things" Did You Do After Handover? 8May 02, 2013 8:17 pm We are tiling. We have just under 150m2 of tiles and we are having 600x600 tiles. With the builder we would have been charged an additional laying charge for theses, so it probably would have been about $10,000 just in labour, we would have had to pay for additional tile costs as well. By taking tiles and carpet our of our contract we received $11900 back and the tiles cost us $20/m and the tiler is $45/m, total of $9750, so we have saved about $10k doing the tiles Carpet Blinds, curtains etc Driveway - our house is 30m set back, so a driveway through the builder would have killed me Landscaping Splashback - we want glass, I work for a builder so have good contacts Fit out of the laundry Fitting of down lights on the ground floor and quite a lot of electrical on the first floor Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: What "Things" Did You Do After Handover? 9May 02, 2013 8:32 pm We do quite a bit after handover also; Tiling/Carpet Driveway/paths Window coverings Glass splashback Fencing/retaining Downlights Saves loads of $$$ Site Works 9/5/13 Slab 4/6/13 Frame 4/7/13 Fascia/Gutters 10/7/13 Windows 11/7/13 Roof 24/7/13 Gyprock 13/8/13 Lock up 26/8/13 Bricks 2/9/13 Kitchen 11/9/13 Tiling 28/9/13 Re: What "Things" Did You Do After Handover? 10May 02, 2013 8:35 pm Thanks for the list Echo! For those of us who have to get it as part of the mortgage, these savings can't be had right? If you get quotes before you start you can have them included in your mortgage Our Custom Dale Alcock build in the Village at Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=78620 Re: What "Things" Did You Do After Handover? 14May 02, 2013 10:22 pm We, like many others, are doing: Carpet Tiling Painting Gates and dividing wall Glass splashback Downlighting Patio decking Landscaping Alarm system A/C We found we have found a huge saving doing it ourselves, and being a bit of a control freak I liked being able to choose the tiles/carpet etc ourselves rather then having to choose from builders range. We were able to account for all of these things in our mortgage so we weren't left waiting a year to finish the house. My Thread: viewtopic.php?f=31&t=62841 Re: What "Things" Did You Do After Handover? 15May 02, 2013 10:29 pm Thanx Wellard Also I should add that the finishing off of a home ( as opposed to building a house ) can take some time and not everything can be done, or needs to be done immediately, pending one's circumstances/requirements. How one structures their mortgage is up to the individual, their needs and wants. Not my position to judge. Ahhh , building. Enjoy the ride. And remember, if it was easy , everyone would be doin' it If the title of this thread had been " what was the first thing you did after handover " I would have said breathe a sigh of relief, get drunk with Ms Echo and relax a bit. But them i remember we moved in two weeks later, and a week after that we did prestart on the next build. Re: What "Things" Did You Do After Handover? 18May 03, 2013 10:40 am I can confirm bank west will allow quotes for fixtures in house. EG air con, blinds, flooring etc. I know commonwealth wouldn't allow my friend to add quotes only what's in building contract Re: What "Things" Did You Do After Handover? 19May 03, 2013 1:39 pm Echo Thanx Wellard Also I should add that the finishing off of a home ( as opposed to building a house ) can take some time and not everything can be done, or needs to be done immediately, pending one's circumstances/requirements.
