My wife was thinking about buying an established home to avoid some of the stress of building. But we have gone ahead and brought a block since the price seemed to be good. So we have been concentrating on getting the land settled first (30 day settlement) But we have been dabbling, at looking at floor plans. So my question is. You look at the standard plans and then start adding the bits to make it a home and the price of the additions goes ballistic. So when should you start saying to yourself "should I be looking at a private builder"? Is it at certain total cost per sqm? 1k for Computer 6 network points. 20k to add 4 x 400mm to the length of the house (we had a different amount of about 8k for 3x300mm from the same building company, different person) $500 for in cavity sliding door each (tall doors) $100 per downlight $15k for Alfresco $3 for Solar Panels and wall insulation, but it might not be for internal walls. etc. and you see the total cost going up and up. From a base of $181k to an approx build of $260k and that still leaves parts that need to be done post build due to restrictions. So as you can see we are just at the early stages.
