Browse Forums Building A New House 1 Sep 26, 2012 7:04 pm Well we thought it was time to start our own New build forum. We are building in Northern Victoria on a 1 acre block we purchased in April. We chose a plan from JG King after seeing their display in Ballarat. The Embassy 255. We have changed a few things like added 1m to the garage for storage, deleted the powder room to make the WIR bigger, added the grand alfresco as well as extended the floor of the alfresco out either side by a couple of metres which is not under roof. I will try to upload the floorplan and elevations.

The layout on the block is quite good in my mind, the alfresco, dining, WIP and master bedroom etc are all north facing which we have been told is the best way to have your living room facing. We have put on 600mm eaves as we are in a hot area of northern Victoria which can hit the 40's in summer. The little nook in the library, great idea as a reading nook, didnt think of that, however we are turning it into an IT hub with powerpoints and phone pt tehn install a shelving unit afterwards. Place to put the printer and router etc and being out of sight. WIP is 2450mm x 1950 i think as so excited about the size. Yep the green is going to be a bit out there, some people look at me a bit strange when i show or tell them the colour lol but another friend said it will give it a rainforest feel which i love the thought of. Have just signed contracts, just getting unconditional finance approval then get a start date, hopefully it will all go to plan and happen, bit nervous but hey one lesson i have learnt lately is that life is too short to worry about it and what will be will be. I was unsure of ours (eg. 2 or 3 draw pot draws under stove etc..) and this has helped to give me an idea of what it would look like (think we'll go 3 like yours). Friends have banks of two and there is a lot of waisted space in them and they are not happy with them, wished they had gone with three. We are using White Shimmer too and were going to use Asphalt for overheads but it didn't come in/cabinet maker couldn't get it in gloss so we had to change to a different brand. I am so jealous of your WIR/ensuite. What an amazing space. Will be great to see photos once it is built! Love the drawers in the kitchen, our is a combined cooktop/oven so we can't have it all neat like yours but we have changed all cabinets to drawers, so now the only cupboard is under the sink. My sister did an aqua blue and is out there but looks awesome so am up for it. The mosaics i found made me decide really, love them so went glass in kitchen in techno green then the mosaics in the WIP Yes i love love love my ensuite/WIR space, will be great to see it. Am chatting with the finance guy this afternoon so hoping all will go to plan too. We did get conditional approval a few months back but the process has been dragged out due to a few things so hopefully at least a back will consider us, just need to get the value right i suppose and should be good to go!! I noticed the bottom of the microwave is at 1555 and your pantry shelves are at 1521 and 1937. They seem a bit high? I have a shelf at 1650 above my pantry bench and window and I just have things along the front of that shelf as I can’t reach anything behind. Also in your kitchen/pantry are the handles meant to be going different directions? Your WIR is big and believe me you will fill it, every house should have one this size. Don’t know what your fitout plans are but where all that space is in the middle I would probably put some adjustable shelving. In your ensuite shower I would move the mixer tap over behind the vanity. On your lighting plan I would consider the following:- Bed 1-have a remote ISO 2way switch for fan, Bath-put light over vanity, Garage-have 2way switch to back door, Front hall-make this 3way switch with extra one next to internal garage door. Most of the things you have mentioned we have attended too. Good eyes and great minds think alike. Still to get final plans at this stage. The Microwave provision is not really that lol, putting it in the pantry and that is just a cupboard. The pantry shelving has been a problem. The main reason it is that height is my coffee machine (my life line ) and its height. Having it in there with a grinder (its an industrial one) we need that height to fit it. Im still in two minds about the height though. My husband is 6'4" so i can just use him lol. All the handles have been changed to horizontal. WIR we are going to move in and find what works for us. Not sure if will find a product and do it ourselves. Mixer for shower we have moved to behind the vanity Having a pendant fluro light (modern looking) over the vanity Great idea about the garage lights switches. We are having a 2way in the bedroom for the fan/light is that what you meant? Love fresh eyes looking at the plans to pick up and bits and pieces Cheers Lesley Re: Our Embassy New Build 19Oct 01, 2012 4:37 pm Glad you appreciate the feedback, sometimes I'm a bit reluctant to offer my opinion in case people take it the wrong way. We have built two houses and I never found this webite until the second one was too far done to change things, it was definitely an improvement on the first but there were a couple of things I could have done better with H1 advice. Regarding the fan if you can reach the switch while still in bed that's OK. If not would recommend these remotes, we bought 3 on special at Be@con for $56 each and you can just reach over to the bedside table and turn it on/off, very convenient.
