Re: The "From Black to Green" Build 22Oct 01, 2012 12:35 pm Only 12.5 so the only thing we had to do that we we hadn't already incorporated into the design was upgrade the fly wire to our windows - only $500 extra too luckily. I feel for you still not having your house built from black Saturday. The hippos land fires started only 1km behind my last house, not knowing what the wind would do we loaded up our prepared boxes and left and that was scary enough. The wind blew away from us so we were lucky but so many people I know weren't. They were both strays so don't know much about there breeding. Just going off there looks and personality! Both came from gippsland so good chance they are working breeds! Like you we have always wanted the rural life. Best decision. As far as Soil report Class P is not the best to have. We have M. Which is fairly standard. I found a link for a bit of info for you but you probably know a bit of this info anyway. http://www.soiltech.com.au/site_investigation.htm When I contacted the insurance co. they asked what soil class and said as long as its not class P. Are you able to use the existing slab? Best to get your designer/builder to check it out. It could possibly add a bit to your construction cost. We are in BAL 19. We have had to go double glazing for energy rating and upgrade from 4 to 5mm toughened glass for our BAL. Adding about $4000 to our home for the 4mm to 5mm alone. The BAL ratings have all recently changed too in the last 6 months or so. With the expenses of building on acreage (septic, power, access, water tanks etc) and the cost of energy ratings and BAL requirements, even kit homes are not a cheap option. The slab, pad and footings have to be engineered differently to cope with class P conditions and be structurally sound. Hope the insurance company will cooperate! Its all about risk. Class P is a problem site as it carries more possible issues and therefore costs. I have read somewhere that if the soil is class p the footings may have to be deeper, therefore more concrete, therefore more cost. Each situation would be specific to that site of course. Depending on which avenue you take ie. builder or owner builder will depend on insurance, builders should carry all relevant insurances. Owner builders organise their own. You are lucky you don't have the cost of power, access, tanks etc. One less worry. What size house are you building? Have you got any quotes from any builders yet? We approached a couple of custom builders and they ranged between $12000 to $20000 a square. The latter being a boutique builder, out of our price range unfortunately. We are waiting for some prices at the moment but hopin it will come in the mid range somewhere 16-17000/sq i think. But we are wanting some fairly unique construction and have a high fire rating so this could blow out quickly! We aren't owner building so the insurance shouldn't be a problem.
