Browse Forums Building A New House 1 Sep 25, 2012 6:51 pm Well after lurking around for a long time, it is now high time I started our own topic on our journey. Here is the story so far: 1) Put a deposit on a block of Land at Thirroul, around June 2011. 2) looked at project homes and came close to signing with the big M, but it fell through after a disagreement over contract clauses. 3) In January 2012, after some sole searching, and considering the needs of our family (my little boy has ASD and an as yet undiagnosed neurological disorder), we decided to go with a single storey house, and as we could not find a single storey house that met the needs of our family, we decided to go with a custom home. 4) We engaged an architect who I trusted, and away we went. Below are our house plans as they are today: Floor plan: http://i1050.photobucket.com/albums/s40 ... dfa0c7.jpg Front elevation: http://i1050.photobucket.com/albums/s40 ... c8f25f.jpg North elevation: http://i1050.photobucket.com/albums/s40 ... 970a40.jpg Section Through Kitchen / Living Room: http://i1050.photobucket.com/albums/s40 ... 34bbd5.jpg The design process has taken eight months, certainly longer than we expected, as we had to conduct a value engineering exercise to get the design to fit within our budget. We have finally signed a building (Trim Building Services) and hope work will start on site in October. Look forward to your comments on our plans. Re: Our South Coast Custom Build 2Sep 25, 2012 6:55 pm Lovely plans - big fan of the bedrooms off the rumpus - great for the kids! Looks like it's going to have some beautiful sun through your house! Forgive my ignorance - what is ASD? Look forward to following your build! You'll see there is a sliding door off the 4th bedroom, so the visitor / carer can have a degree of privacy whilst using it. ASD - Stands for Autistic Spectrum Disorder - Sorry I forget most people that use this site are NT (neurologically typical) ! Re: Our South Coast Custom Build 4Sep 25, 2012 7:14 pm Ah okay - I am a teacher and have worked with a lot of autism spectrum kids (and a few teachers I suspect lol) but wasn't sure if that's what you meant. A very challenging burden to carry as a parent I am sure. At least we understand much more now about this than we once did. Our little boy has the burden though, not us. He is an absolute joy to have as a son. Our 6 year old duaghter is much more of a handful / burden. Love your house design - separate activity room for the kids........nice. Re: Our South Coast Custom Build 8Sep 25, 2012 7:37 pm Ho Kerry-ann, Love your kitchen - It is huuge. I'll have to read your thread to see what appliances you are using - just starting to work that out now..... Re: Our South Coast Custom Build 9Oct 05, 2012 6:32 pm Well, exciting news, the private certifier has approved our plans, and is issuing a CDC. We can now build! I was wondering how long people have waited between CC or CDC and start up on site?????/ Re: Our South Coast Custom Build 10Oct 05, 2012 7:06 pm Congrats! Sorry, but what is a CC or CDC? If I knew, I'd be able to tell you how long it took for us lol Building our first home - Thread: viewtopic.php?f=31&t=60033 Re: Our South Coast Custom Build 11Oct 05, 2012 9:11 pm Congrats! It's going to be lovely - all the best for a quick site start! Re: Our South Coast Custom Build 13Oct 08, 2012 7:51 pm Aaah I see! Well in that case - it took about 3-4 weeks until we got our start date, from that point. Hope that helps. Building our first home - Thread: viewtopic.php?f=31&t=60033 Re: Our South Coast Custom Build - Disasterous Management cl 14Dec 20, 2012 5:58 pm Well, I haven't posted for some 2 months now, because, well nothing much has happened. Apparantly, our concretor was overcommitted and only got around to our site until the december 11. That is when the fun started. Our tender documents were prepared prior to registration, so we required the builder was required to verify levels prior to commencing on site. Guess what - He didn't do it. So they start excavating, and luckily the excavtor operator realised there was something amiss and queried the site peg out. Low and behold, the levels the excavator was working off were wrong. So, we have lost about another month. We paid our deposit way back in September.........we won't have any action until late January God I hope this house will be worth the wait............ Re: Our South Coast Custom Build 15Jan 22, 2013 9:11 pm Hi SeanR53 We are at the very start of our custom build journey on a block in Mt Kembla. One of the builders I was looking at was Trim. Would love to hear more about your experience with them as the project progress. cheers Custom home build Mt Kembla, NSW Re: Our South Coast Custom Build 16Apr 19, 2013 7:07 pm Well, after many months, we finally have a slab! We have been cursed by the weather, and above all, our concretor who relocated to Queanbeyan halfway through the job. Here is a photo from the rear of our block. https://www.dropbox.com/s/b3eh4we7xhoht ... .40.21.jpg It was a great relief to us to hit this milestone, but we had hoped for a little better quality than what we got. HEre is our out od square entry...........hmmmmm. https://www.dropbox.com/s/lwps5miysyhja ... .22.20.jpg Here is hoping the ret of the build runs smoothly........... I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature. Nice pick with the paint colours! 1 34273 6 55355 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point. I'll drop by over the weekend to get… 5 27738 |
