Browse Forums Building A New House 1 Mar 31, 2008 3:47 pm Hello all, I'm new to this forum so please take it easy on me !
We're having a new home built with one of the large builders and have just passed the frame stage. The windows have been installed but I have noticed that there's no plastic sheeting protecting them from scratches. I've already made comment to the head office and my concerns been noted. As far as i'm concerned if there's a scratch then it gets replaced so i'm not stressing about it. However I wondered what everybodies thoughts were regarding the way windows are installed on the new builds. I'm from the UK and still find it crazy that the windows go in before the brickwork. I'd like to know especially if anybodies had any issues with scratches on the windows after handover and how the big build companies have handled it. Did they replace them hassle free ? Re: Potential Scratched Windows on handover 2Mar 31, 2008 8:35 pm Hi,
There's no chance they'll replace the windows at handover. Unless someone has belted the windows with a hammer. Usually there's plastic sheeting to protect them. Or there's a wax they cover the windows in. Best to let them know your on to it. Regards BG Re: Potential Scratched Windows on handover 3Apr 01, 2008 7:47 am Thanks for the info
They've already admitted verbally they should have been protected and have said they're looking into why they were delivered unprotected - don't think i'll get it in writing though... One good thing is that i'm getting my own inspections done at each stage and am telling the inspector to pay particular attention to the windows. I've caught it early and its all written down so it come as no suprise to them if i come back with problems. Main reason i was asking was that i know someone who built with PD. On handover he said it was a sunny day and he could just make out lots of small scratches to all the windows. He said he would never have seen them if it wasn't sunny. I know he had a lot of trouble getting them to admit they were scratched and needed replacing. Even to the degree that he was looking into getting experts into back him up. I'm not with PD but the big volume builders are all the same and i know i'll come across the same issues. Re: Potential Scratched Windows on handover 4Apr 01, 2008 10:13 am My windows were also installed during frame/stage without any protection. So far, close to hand over, haven't found any scratches yet..
One got smashed by the trades person accidentally and they just replace it. Re: Potential Scratched Windows on handover 5Apr 01, 2008 10:55 am Since seeing mine i've been looking around and noticed a lot more haven't.
Seems like its being overlooked by a lot of the builders and are leaving it upto the clients to chase up. When mine were delivered they were just left on the ground as well. Not a happy chappy Simon Re: Potential Scratched Windows on handover 6Apr 01, 2008 11:28 am Mine too, windows and sliding doors were installed soon before the brickwork commence. So far, one window has crack. have not talked to the builder, but pretty sure that it will be replaced.
ozn Re: Potential Scratched Windows on handover 7Apr 01, 2008 11:30 am oznow Mine too, windows and sliding doors were installed soon before the brickwork commence. So far, one window has crack. have not talked to the builder, but pretty sure that it will be replaced. ozn Better do it early or write it down, in case you get busy with other stuffs and forgotten about this... Re: Potential Scratched Windows on handover 8Apr 01, 2008 11:41 am They will not replace the windows they will use enamel touch up paint. It happens all the time. When I last built I found over forty scracthes inside and out and after they touched them up you could not tell the diffrence.
You should go through each window and write down scracthes. In the end the window guy went around with me to each window and I pointed out the scratches as the builder will not do this. Make sure you get these before handover because it is to late after this Re: Potential Scratched Windows on handover 9Apr 01, 2008 11:45 am I agree.
Built with a large volume company before (in UK) and the one thing i learned then was that you need to write everything down and send it to them early. I do it via email and ensure i get a reply Simon Re: Potential Scratched Windows on handover 10Apr 01, 2008 12:54 pm enamel, silly question but are you talking about the glass or the frames.
I have already seen scuff marks and scratches on our frames which i will be pointing out but its the windows i'm more worried about and the fine scratches you get when sand / cement is rubbed on it. Re: Potential Scratched Windows on handover 12Apr 01, 2008 2:06 pm Cheers,
I hope thats the case - its the supplier thats at fault in this anyway for not providing the protection up front. Like i said earlier its the finer less obvious scratches I want to catch. There the ones you only see when its a sunny day. I'm in Melbourne so that will be on the toss of a coin ! Re: Potential Scratched Windows on handover 13Apr 01, 2008 3:13 pm Go to house on a sunny day before pre handover inspection and note it all down. Then riase the concerns. You will get broken glass, heaps more scratches etc before the end of the process so dont stress.
Building Code does say that scracthes on glass is a defect so they have to fix them but once handover occurs they will say you scratched them.
