My fiance and i have been looking around display villages and have fallen in love with plantation homes, the design and layout is just what we want. However ive been browsing through this forum tonight and seen some threads about plantation and the extras can be quite a bit of money. For example no drive way, concrete slab and decking on afresco, landscaping and only wet areas done (so im guessing no carpets or floorboards/tiles) etc etc. Has any one got more info about them? and what exactly is included, If they are worth the money, and who has just a standard home with no extras. Im heading into the display village again tomorrow to ask again as the sales rep left me quite confused and i was busy trying to stop my two year old throwing rocks lol. Im quite keen on the Trinity Q1 or Q2. We have NO idea who to go through and google reviews just dont have much positive feedback. Re: Building a home but not sure who to go through 2Sep 22, 2012 6:08 am Hi there we are building our third home this is pretty much how it goes hope this helps so you start off with a base price for the house... Say $240,000 they will give you a list as to what this includes. We are building with Denis family (my progress is under the forum our Hartley -build). The base price in our generations series included things like ceaserstone bench tops , splashbacks , eletric garage door, heating... Then u begin to see whats not included add on driveway, cooling, wooden front doors flooring inc carpet and floorboard laminate. Then... You have a colour appointment and they have a standards range which is Included in the price but.. If you like certain colours for example wood panel stained front door you upgrade for an extra price. So if you like a particular builder get the inclusions list and work out what it is you can do later like landscaping.. I think most builders don't deck the Alfredo without a fee. Something we will add later. There is also things they add on like bushfire zoned area fee, temp fencing fee, we had to add on an extra $3000 as we are building further out.. So what we did was set a budget work out what was important to us and what we could do later once moved in like curtains and landscaping and what we really couldn't live without for us it was cooling ( been there done that and I made sure it was added this time around ) good luck Re: Building a home but not sure who to go through 3Sep 22, 2012 6:52 am I have not built with plantation homes and I don't know how their pricing structure works, but if they give you the base price and then you need to add site costs and facade etc, you need to allow about $100k to the base price. We were going to build with a different builder prior to rawson. With the facade we chose from the initial tender with site costs we were $70,000 over the base price after a $10,000 discount and after the consolidated tender (after they have done soil tests etc) we were $80,000 over. Add $10,000 for your internal selections and not far off for electrical we would have been $100k over the base price. That didn't include floor coverings, driveway, landscaping. If you're able, try to just stick with the builder's standard inclusions for things that you can easily upgrade later (even if this is 10 years later). . . Appliances, kitchen, paint colours' vanities, tapware etc. the extras soon add up. Re: Building a home but not sure who to go through 6Sep 22, 2012 11:39 pm I would narrow down what plans I loved first I mean what is the point of building a cheaper house if you don't really love the floorplan that much? Then list all of your must haves and have them quoted on right from the start. Yeah if worried about spiralling costs leave out what is easily done later. Check out what all of the standard taps and tiling range etc look like, you may be happy to keep it all mostly standard. The adding at least an extra $100 000 to any base house price we found is really quite spot on. Maybe if your really strict with your budget and don't have greedy eyes like I had you may be able to keep it well under this. We too found Google reviews not very helpful. We are building the Retreat 18M Q2 the base price was $210K minus 10K Henley promo and minus $10K for plantations boost build zone discount (low sat home) our price came in at $255K this included slab, alfresco, garage extension, driveway and bathroom modifications plus many other extras. What is not included is A/C, fencing, flooring, tile upgrades (very little). We have worked it out to be after finished approx $279K after you take out your initial $1500 deposit and contract deposit of $1500, also because we are, first home buyers we also get the $15K grant too.
