Browse Forums Building A New House 1 Sep 19, 2012 12:20 am We are looking to build a house but still in the process of getting quotes for retaining etc. The builder said in order to get a fixed price quote would depend on the footings so we paid the $3000 deposit to get the engineering ($1500) done. We then received a letter from the builder telling us to go ahead and book our selection appointments, I phoned them to say we were not ready to do selections as we are selling our house and at the end of the day what we get for the house will determin how much we can spend on the new house, I was told ok we will ring you next month to see how things are going. We were shocked to get a call from the builder to say we have provisional approval from the council they just want to know the what color bricks & colorbond roof we have chosen & what type of fencing....what the!! we are not even sure we can afford to build with them yet talk about jumping the gun and it has not even been a month yet... I'm just gobsmacked .. I just hope in the event that we have to withdraw from the contract we dont have to pay the council fee as they know we are not ready to proceed. It would be unusual to get the builder to start quoting just on engineering unless you specified that was just the limit of the work you wanted them to do and it would probably require a 1 one off agreement (not the standard one that you would usually sign). Ring them up ASAP and discuss. Re: Do you think the builder is a little too keen? 5Sep 19, 2012 5:16 pm Thanks for the replies, we received the quote for the hse but it did not include extra footings or retaining which you can appreciate can add 10s of thousands to the cost. We asked for a fixed price and was told in order to do that they would need to arrange the engineering to determin soil type etc. our consultant told us if we paid the deposit they would do the soil report then they would give us a fixed price. We were also told if the footings etc come out over budget we could walk away. Yes we did read the contract & it clearly states we can opt out of the contract if we dont acheive the sale price we require to fund the build. As of today looks like we have sold the house $37k below the agreed amount. Now to finalise the costs...if they are so keen to start perhaps they will also look at revising their cost because at this stage it is way over budget and will be looking elsewhere. We are meeting with our consultant next week.
