Browse Forums Building A New House 1 Sep 18, 2012 11:26 am Hi We are building a two storey house in the northern suburbs of Perth (coastal) and the builder is charging us an extra $5,5k to go with Colorbond (this is not including sarking/anticon or the stainless steel wire ties that we will require as these are extra costs) over the tiles. We did enquire then when we got told of this cost if it was going to be cheaper to go back to the tiles then and they said that it would be about the same cost in the end as we are coastal and they would have to nail every second tile. We weren't expecting it to cost $5,5K and thought it was going to be more around $3k (like other builders had quoted us) and in hindsight we should of clarified the cost first like everything else we did before signing except this. We have asked for this colorbond charge to be itemised three times now! I was wondering what others have been charged and been told the same thing? We went with tiles as they were the standard inclusion. The roof needs less timber as it doesnt have to support as much weight, and there's a lot less labour involved in installation. Our builder charged >$5k extra, but it was a case of take it or leave it. No doubt if I were owner building, I would save money. We are building in a coastal position and the Colorbond we are using is Ultra to better cope with salt. There is also stainless steel Colorbond but we would need to win the lottery for that. Roofing fixtures are being upgraded to stainless steel. In our case Colorbond is cheaper than tiles, but quotes we got from other builders tiles were cheaper, so that doesn't help you at all . The nailing of every second tile may have something to do with wind rating so I'd ask about that. We have extra costs because of coastal conditions, exposure grade bricks, stainless steel ties, extra galvanising. So I don't think it is as simple as Colorbond vs Tile. At least everything was explained to us and then we decided based on benefit vs cost. Sounds like the builder is trying to milk you for everything you've got. Shameful. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: Cost of building with Colorbond vs Tile roof 7Sep 18, 2012 9:53 pm Yes nailing every tile is to with the wind and we expected those type of things and also the stainless steel wire ties and the rest of the coastal costs that go with it but apparently this is just for the roof! The ss wire ties were approx $2k on top but since us questioning these costs it has been reduced to $980 and we having anticon at approx $4K so this stupid roof is costing us nearly $10.5K which I am finding hard to justify but if we have tiles we would have to have sarking at $3K, nailing the tiles $4.5K and ss wire ties $2K which comes just a grand under the colorbond! We had provisional sums of all our site costs which included $6K for coastal requirements which they are saying because we aren't having tiles we aren't going to have so much coastal costs so we can use that allocated sum and it will just be a bit over adding the ss wire ties - what the? Just because we have the provisional sum doesn't mean they get to use the whole amount plus some. Three times we have asked for this costs to be itemised but nothing! I'm so annoyed with myself as we asked everything else but this and now they trying this on. We will set up a meeting with our rep but I really just want to walk. Its hard when you have so much to check and double check and the one thing you dont get 100% right comes back to bite you. We assumed that colourbond would be cheaper than tiles for reasons detailed above but were advised it would add about $2500 to the cost of our build. We ultimately decided to stay with tiles. We are in success) It does seem a bit strange... I would definately check if they have included colorbond to suit coastal conditions at least! Re: Cost of building with Colorbond vs Tile roof 11Sep 19, 2012 12:24 am We had to have the coastal conditions engineer report done for our build and decided against tiles as the cost was predicted to be so much more, we were informed that colorbond would be included at no extra cost and more suitable for coastal conditions, I believe I am not that far up the coast from you at Amberton. I would still insist on a cost breakdown, you would of had a roof priced in the build so it seems they are asking a lot. Never even ran me by the options, what it might cost, etc etc, at any stage whatsoever. I later on found out that it would be not only cheaper, but have a number of advantages. Seems like they are taking you for a ride. I would def theating to just lose you deposit and leave. Especially when you can get colorbond included with another builder. We paid an extra 2k for coastal requirements which was basically changing everything to galvanised. Colorbond came as standard with our builder, and I believe it was extra to go with tiles. I know you have a lot of roof, and that you are closer to the ocean than we are. As the crow flies they put us at 700m, so you are probably closer still, and I know it went up in cost every 200m or so, so maybe that has something to do with the costs!?! If we had been within 200m it would have cost us 12k! Anyway I hope you sort something out! Have you gotten costs for internal upgrades yet?? We finally got them to itemise the cost (after we asked them three times) and it's definite just for the cost of the colorbond and it's got nothing to do with coastal (our roof is approx 280m2). We got our friend to look over it and apparently the cost it is correct so let it be a lesson that I have now learnt check what roof is standard! I was always under the impression that tiles were more expensive. I'm still not happy and have been going back and forth with the builder in regards to this and a couple of other minor things so no leighlou haven't picked the internal items as not sure if we are going to proceed with them. I refuse to sign the final contract until we come to some agreement so only time will tell. Not happy as this is a terrace style house where the development is trying to get some variation in the colours/styles of the facades while still having the same house design. The inclusions list shows "roof tiles or colorbond as selected by the builder", the promotional material show every second house with a colorbond roof, however out of the 5 houses already built none have colorbond. My impression was that colorbond is cheaper and easier to install? My in laws just had their 18yr old tile roof repointed, grouted, broken tiles replaced and roof repainted for about $5600. I don't know of anyone who has had to maintain their colorbond roof (other than patching where someone drilled a hole in the wrong place...) Re: Cost of building with Colorbond vs Tile roof 19Oct 05, 2012 6:42 am Even if old colorbond roofs or their flashings show a bit of rust which is about the only degradation they will show , the rust is easy to remove and respray in the right colour with spraycans. I don't know about easier to install - at a rough guess I'd say about the same having installed both. They would have to be cheaper because you can span bigger distances with roof battens and can space the rafters or trusses further apart due to the weight difference - 10kg psm for Colorbond vs 26kg psm for tiles. The other big advantage over tiled roofs is that in a hailstorm they won't crack which will let in water and damage your house below. They'll get dents of course which can be fixed later or have the sheets replaced. Someway through discussing our house plans with our builder it came up that colorbond was around an extra $5000 over their standard tile But as luck would have it he let us know of a promotion that was about to come out that was to include colorbond at no extra cost So they let us go with that promotion instead of the initial one we signed up with. It would have been better to get $5000 worth of something else and have colorbond as standard, in the end I'm just so glad we are having it. Should mention we had a grey colorbond roof with our old house lived there for ten years and I swear I had a colorbond moment everytime I drove up. No problems with it either. Your house roof does not show rusting other than some surface rust on the flashings.
