We are Building on Murphy Street. The land is supposed to be released in November. We bought in Stage 1 in Suncroft Drive and most settlements happened in May 09. Ours was a little late, long story, but we did settle! Rock is charged by m3(length x breadth x height) @ 120 / m cube. Somebody has to be extremely unlucky to find rock for the entire land on the basis of above calculation it can go touch $3500 for rock. Happy Building!! RE: Cedar woods, our settlement would've happened on time, but our situation was a little different - we took over a couple's contract who couldn't go thru it, so there was a delay with Cedar woods solicitors and banks, but after all the stress, settlement went smoothly Tell me about the big builders, it does seem to be Simmonds homes everywhere. It took us months to find a builder, as we found the huge builders were charging too much for small adjustments we wanted to their standard plans. So we found a good private builder who is giving us good value for money RE: Whole process, I've found it to be taking a while, as the paperwork and waiting for plans, soil tests, banks, solicitors etc takes time, but we'd rather make sure all of that is right, as we're making the biggest commitment in our life. You are so right, this is one of the biggest commitments and home loan is one of the heftiest of all loans we will ever borrow. We found the builder and we are in the contract signing stage, we wanted to stick to them, but the time frames they are offering to complete the home is just too much. We are waiting for them to come up with acceptable time frames to complete. Since we are on the corner block, we would like some opinion on Corner treatments and design approval process. Can anybody/somebody please throw some light on the cost effective solutions for corner treatments. Can they be done after building? Ours is going to take longer than the big builders, but we would rather that and not have our house rushed or built by tradies who just don't care. RE: Corner block, l wish l could help you with that but our block is second from the corner. Contract signing can take up to 8 weeks (Contract Signing = all selections done), within that time period cost of homes can go up significantly. If you are a first home buyer you may loose a portion of grant. Late signing may result in late construction start and then affect the build time. New homes being built under a building contract To be eligible to receive the Boost for building a new home, first home buyers must have entered into a contract to build a home between 14 October 2008 and 31 December 2009 (inclusive). Note: There are different amounts available under the boost depending on the date the contract was entered into. In addition: construction must commence within 26 weeks of the date of the contract the contract must specify a completion date for building work within 18 months of the date of construction commencing or construction must be completed within 18 months of the construction commencing. In limited circumstances the Commissioner may approve an extension to the commencement and completion date where the delay was outside the control of the parties and could not have been foreseen at the time of entering into the contract. A request for an extension to the commencement date will only be considered once an application for the First Home Owner Grant has been received and each request for extension will be considered on a case by case basis. The following list (non-exhaustive) provides factors that are likely to be considered favorably: delays in the registration and release of a new subdivision of land, delays in obtaining council approvals, inclement weather, provided that disruption caused is substantial, industrial disputes, natural disasters; and any specific project delays. l think there's plenty of time, and you can always apply for an extension? Once the land is released...we have to worry about rock, legal point of discharge, service points, boundary pegs. Once we have passed that stage of knowing exact dollar amount of our construction it would then be developer guidelines and building permit to worry about. After that quality completion in stipulated time period will be on agenda. After that it will carpet, tiles, driveways, window furnishings and landscaping And with passage of time will come the comforts like Air/Con, Home theater and furniture…… Too much to play and think about ) I was driving in the area, got excited to see somebody at their property end up initiating conversation with a guy on Doherty way. He mentioned if I want he will include me for Carpet and tiles with 5 other contacts he have in Carlingford, which can save us few 100’s if not thousands – Bulk Buying….. I am a first home owner too and have just signed my building contract last Saturday...nothing like the last minute . We are building with a small builder so we were able to get most things we wanted. We are due to start mid October, if the building permit comes through We brought our land last year in the first stage, in Dunmore street....yes we were number 14 in line amongst many to buy the first piece of Carlingford. It seems so long ago. Our neighbours have already started building but have not met anybody yet. I take my dog for a walk weekly, hoping to meet somebody out there but all I see is a lot of builders and plenty of great houses being built. For now it is great to see a great place being developed.
