Browse Forums Building A New House 1 Sep 15, 2012 11:43 pm Hoping someone can help me. I've searched the boards for information, but I can't seem to find what I'm looking for. My husband and I are looking to build in Braidwood NSW. We want to buy a kit home and have my cousins, licenced builders, build for us. My cousins are interstate though, so I am trying to organise locals to provide some of the intial work. I know I need to obtain things like a construction certificate, an engineering and soil test, a site plan etc. These are not included with the plans from the Kit home company. My problem is - who does these plans? What are the people called that arrange this? How many of them do I need before I submit a DA and how many after? Can any of them be obtained before we purchase the block of land? Or do we just purchase and hope that nothing is wrong with the site that blows out building costs?? Any help is appreciated! You should be able to find a local licenced surveyor through adverts or a real estate agent to get a site plan. For the soil survey seach for 'Geotechnical Surveys' (this link will explain what you get http://www.anewhouse.com.au/?p=347) The two combined should cost less than $3,000. If you've not already decided whether to meet Complying Development rules (which are state-defined rules) or council rules, then such a meeting might help you decide that stuff [most people around here seem to be of the opinion that a Complying Development build is more difficult, but for our situation (Ryde council in Sydney) it was actually easier]. If it does then probably CD , if not and you are trying to bend the rules a bit then do it via your local council.
