A door from entrance foyer ? A lounge studio on plan b I dont think will work. I'm all for living within your budget..last thing you want is building a house you can't quite afford and having to sell at the end cos driveway was 15k more and you can't afford it etc. But you have to build a design you love, or you will hate living there and sell anyway!! Re: Building in Fernvale - early days! 23Sep 24, 2012 7:10 pm I was just thinking the same thing Kiwi, while plan 2 will seem to fit your budget better maybe and the rooms don't come directly onto the living areas I don't think it suits the photography room you are wanting. We've decided on the Maya. There is no way Bed 3 would be big enough for a studio, kiwi. We do love the Maya, we were just debating whether we should save the extra money by going with the other design, but we've decided that we need to pick the one we love. We're still figuring out the budget, but it looks like we'll sort it out. I'm officially very excited! My husband and I are at the contract signing stage with Plantation, we are building the Retreat 18M Q2. We have done a few modifications but best of all would be changing to toilet to a powder room. If you can, do it, it was a little pricey $2K but well worth it. Thanks for sharing that, millsy!! We were actually interested in the Sienna Q1 which is at display next to one of the Retreats in Augustine Heights. Is that where you've been going for your dealings with Plantation? Where are you building? I love your modified layout, it looks divine! Did you have to extend the room size of the toilet to make it into a powder room, or did you just add a sink and mirror to the existing space? Also, how much was it extra to add a niche to the wall? I'd absolutely love one or two, but I suspect it would be too pricey for us. Basically a triple- thickness wall with shelves built into it. I wanted these from the start so I didn't even care how much they cost - I actually have no idea. I don't think the ones in the entry cost much at all - maybe a couple of hundred dollars? I am also thinking about building this as its the only design which gives bigger bedrooms (on a 14m wide block). I am happy with the plantation service up until now (home proposal meeting soon). We also gone thru many builders comparing inclusions and found out that Plantation offers best value for money. But things started to get bit more expensive when you try to change/add something in their plans. The strange thing is that I was also confused with Plantation or Hallmark question initially. Ideally I need a space 6x4m........... Same sort of boat, I've designed our new build with this in mind, I've extended the garage so it'll be the "standard" 6m wide, but I'm making it 8m long. I've also designed it so there is a small bathroom area for MUA that can be accessed from either the garage or the house, but can be locked from the house side. So, with a door on the side of the garage clients will be able to enter the studio area and get their makeup done all without needing to enter the actual house. As far as budget goes, my counsel would be to spend as many of your $$'s on structure and worry about the add-ons at a later stage. You can always put the A/C in later, do the gardens, paths, driveways later. Same with carpets, curtains and light fittings, but structural items like insulation, alfresco and such have to be done while you're building. If you're planning on making this a long-term place you'll end up regretting structural things you missed out on if you spend your limited $$'s on things that could of been done later. IMHO !!!! P_D Great to hear from another photographer with the same kind of studio solution! Ideally, I would love to have the bathroom next to the theatre room, but no can do apparently. However, I'm hoping I can square off an area in the actual room for wardrobe changes and make-up application. I don't think I could sacrifice our garage for a studio - this is what I'm doing now, so we have to park in the driveway, and the car has aged 10 years in the one year we've had it because of outdoor wear and tear. *lol* As for what can be done after handover, with the estate we're building in, they ask us to have landscaping, driveway and fencing done before occupancy, which makes it hard. They have given us some leeway and said it's okay for us to do it after moving in, but they prefer us to get it done asap. I think the best thing is get as big as you can,some things canbe done later,get the bricks n morter right & everything will follow. Work out what is the most important to have now,with the basic's you can add your personal things to make it your lovely home. Also dont forget,you can & should play builders against each other to get the best deal This one will include this or that sortta thing,must be done before signing though. Things can be upgrated cheaper later,like taps,handles etc..... Can just the front be landscaped & do the back later or can you leave it out all together because that will save x amount of $$ so you can have something else better.Or just save the $$$. Dont sqeeze yourself tight re the budget,it will make it too hard if you have to cut pennies in half just to get by. With a storage room off of the garage I'm planning (hoping) to keep as much of the gear setup and ready-to-go as possible, just wheel it from the storage room to the garage-studio as required !!
