Not happy with some of the upgrade prices but trying to keep the upgrades to minimum. Have you decided about the electrical fittings? I cant justify the price of $65 for a batten light and confused that should I just go with the standard light fittings and do rest of the fitting after handover. The quote that we got today came to a bit more than we had planned, but only because we'd forgotten to factor in an H class slab for the alfresco, and we've also put the air con back in (temporarily anyway - turns out he over quoted me last time, so it's "only" $1,100 more to get it through the builder than from outside). Looks like I won't get my glass splashback, but that's okay... We can hope for an M class soil test result and add our "wish list" items on if we're lucky, but I'm not holding my breath for an M class. *lol* Tomorrow we sign the land contract, and shortly after that the soil test will happen. Getting exciting! I won't quite relax and "enjoy" the process until we have our loan approval though. We're still shopping around for lenders who a) will approve us for the amount we want to borrow, and b) won't charge us a ridiculous amount in LMI (Commonwealth Bank said we would never get it for less than $10,000, but two other banks have both quotes us less than HALF that amount..! Wtf! ). Patel, we're just getting the standard lights through them and buying our own down lights and having the electrician install them for us. We haven't had our electrical meeting yet obviously, so I don't know how much they'll charge us for the installations... Jordan, we're going with the tiled roof as we like the look of tiles better than colorbond. Plantat!on is actually doing a special where they offer colorbond roof for $1000 this week only, but we're happy with tiles. The land is in Fernvale, the Honeywood estate. Our broker at Aussie has been fairly helpful, but to be honest we've considered if going straight through a bank without the middle man is more convenient. Our broker seems very hesitant to get us any kind of pre-approval, so we're always left doubting if we're actually in the right financial situation, which is why we went to get a second opinion with Commonwealth bank With the council wait, I probably didn't explain it properly. Sorry about that! The reason why we have to wait for council (for the house plans to be approved) is because we want to do the land and house as ONE loan as opposed to two separate ones, because this will save us money in the long run and less LMI. So because of this, we have to wait until the house plans have been approved by council before we can apply for the loan for both land and house, which is why we had to extend the settlement to 70 days. I hope this makes more sense now. I don't really know why the bank (Commonwealth) needs the plans to be council approved before the loan application can be made, but apparently it does. We haven't decided if we are in fact going with Commonwealth or the bank that our Aussie broker recommended (NAB), but I just assume all banks will have the same requirement for council apœproval before loans are approved? Someone please tell me if this is not the case. Stelle, what you're saying makes sense. I might double check with Commonwealth what they actually meant. It's all so confusing! Millsy, I thought first home buyers don't pay stamp duty anyway? No news on the land offer yet, but hopefully within the next few hours! FYI - each light point you put in will cost you $75 and to fit a light it will cost $23, also that will be an extra circuit which cost approx $268 every time you add a circuit. We had our electrical last Tuesday and had made an allowance for 3K it ended up being 7.5K, I felt sick we have now made adjustments and will do the rest with a electrician after hand over. OMG, really?? Can I ask how much you had done? We want to have 15 downlights installed (pre-bough fittings, which we've budgeted for outside of the electrical allowance), 5 extra double powerpoints, 4 extra TV points, antenna, and 2 exhaust fans in bathrooms (really surprised this wasn't included in standard). We've allowed $2k for electrical, but I'm super worried now..! I might have been wrong about the stamp duty, we might have to pay it on the land, but after some research we've found it should only be a few hundred, $500 at the most. Initially we had asked for 47 light points and 62 lights to be installed, we have now got that down to 23 light points and 8 installed. My husband wanted the worst case scenario put on that table and after a few days pondering we came up with our final amount we are happy for them to do and then after handover we'll get a sparky to finish if off for us. That has enables us to shave off about 3-4K. (sparky's charge by the hour not by the piece). This is the pricing: Light Point $75 each (15 x 75 = $ $1125) Install supplied fitting $23 each (15 x 23 = $345) Double power point $65 (5 x 65 = $325) (single power point $59) TV point ? I would think around about the same as a DPP. If you like the idea of having extra lighting under your cupboards. $98 each + $75 for extra light point. Exhaust Fan wire, supply and install $110 each (this worked out better than supplying your own and it will be the same as the ones in the toilets) Antenna they will not install, you have to sort that out at hand over. Also if you want fans with lights it will cost $55 each for the wiring. )good to have for the future too). We are also having two wirlybirds installed for extra ventilation in the roof which I would highly recommend approx $260 each. So Yeah it is pretty shocking Stamp duty was about $700. Just a thought, if you're having any form of sarking (or tiled roof) putting the antenna in the roof isn't going to be an option. If that is the case, I'd consider (one wekend while the frame is up and the fascias have been done, firmly fixing in a piece of wood behind the barge-board for fixing the antenna to after handover. I'd also probably (depending on the accessibility, and remember it's going to be the very lowest point of the roof) place either an antenna cable or draw-wire to wherever you're planning on putting the splitter. We (currently) live in a suburb that was until recently frequently visited by very large ships. Many, many people in the suburb complained about poor quality TV pictures, mostly caused by ghosting as the signals reflected from the ships back into our suburb. We never had any issues at all. I put it down to the fact that when we moved in I called up "Eddie The Expert" (not to be confused with Eddie-Everywhere ) from Hills Antennas. When the Dude came around I told him just where we wanted the antenna to go. He positioned himself in that location with his electronic do-dads and boxes of tricks, twiddled a few knobs, and confidently announced we needed a model XYZ antenna. He installed one there and then, and from that analogue day to this digital day, we've had perfect reception. This is just what I'll be doing in the new place !!! Probably a better option than being told at electrical selections that you should probably have Model ABC which obviously won't be taking into account YOUR specific location. P_D .
