Browse Forums Building A New House 1 Mar 29, 2008 5:43 pm In my other thread, I mentioned how they delivered our frame to the wrong lot and how I saw it being moved the other night. It was being handled roughly and how I found broken bits after the knucklehead had finished moving it.
Today, we got our first real look at his handiwork.....f%#$@ *% b@$%$@!!!!!! here's a taste.... Is there anything else I could/should be doing? (other than going out and getting sloshed tonight - which I fully intend on doing ) We want nothing less than a whole new frame,as we cannot trust the structural integrity of any piece of it now, as it was obviously DROPPED several times from a great height..... Go right through them for that stuff up!!! Have a drink for us too while you're out getting sloshed....why??? ....just because we empathise with your situation!! Let us know how you go?? Re: They broke our frame!!! But they've fixed it....I think 4Mar 29, 2008 7:34 pm Bugger! nah...new frames...they can't honestly think about repairing it.
Although they'll probably use the "oh...but that will delay things" line. Yeah...get schlarg-ed and ring the site supervisors mobile at 3 AM... mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: They broke our frame!!! But they've fixed it....I think 5Mar 29, 2008 8:00 pm Dont be despair first. Even when your frame wa all okay when it was put in, the tradies will put holes, cut them, to suit the electrical, plumbing etc.
However, you want your "structural" frame to be more or less intact. Re: They broke our frame!!! But they've fixed it....I think 6Mar 29, 2008 9:48 pm Hope everything is sorted soon for you as soon as possible.
It might be an idea to also mail a copy of the email to them with copies of the photos so a record of this is kept on file. Is there anyone else in the company you can also send a copy to? ( May only be necessary if they dont sort this soon). Good luck Raz If you think you can, you can. Re: They broke our frame!!! But they've fixed it....I think 8Mar 30, 2008 12:30 pm _Al_ They'll just replace the broken studs, don't sweat it. Thats it. Dont worry mate, it happens all the time. Although it does look like a good job they've done on it, the capenters will fix it properly as they are standing the frames. It'll take them 10 mins to fix Even if the frames were not broken there's a good chance that they would have to cut/alter/repair them as often they turn up on site the wrong size. If your really concerned about it, get a can of spray paint and spray the bottom of all of the broken frames. That way when they all get stood up you can easily tell which ones were broken and see if they were fixed properly. Re: They broke our frame!!! But they've fixed it....I think 9Mar 30, 2008 1:06 pm That is just so annoying. If that *^%# owned that frame I doubt s/he would deal with it so carelessly.
I'd complain, moan, whinge and generally make their life miserable until it is fixed. Idiots. Re: They broke our frame!!! But they've fixed it....I think 11Mar 30, 2008 1:26 pm oznow Deelle, I understand that it is frustrating. But, do you have personal experience on the broken frame? I wouldn't be happy if ANYTHING delivered was broken ... let alone the frame. Yes we had some wood delivered that was not intact (v large knot holes) and we sent it straight back. And that was just a pergola. Re: They broke our frame!!! But they've fixed it....I think 12Mar 30, 2008 2:10 pm Hi Maxie,
This really is just pointless vadalism IMHO I would also be very angry at the waste of human resources that will now be needed to fix the frame. Regardless if the frame is going to be fixed or not is really beside the point. If products werent puposely broken, vandalised or stolen, would it be more likely that we would all pay less for our house. Someone now has to spend time and money in fixing the frame...the home owner pays for this as builders factor this into their pricing through either their insurance or else where. Our wonderful brickies were on site today(sunday) to finish off the job. We noticed that there were no bricks on top of the window as someone has stolen the last lintel(sp) from our site last night. This thief has not only taken a building product but he has also inconvience 4 other people from completing a job on time which has a flow on effect for every other build that the brickies have. The point I am trying to make is the terrible wastage of time and money that is caused by theft and careless work. Do a job properly from the start. Mrs B Re: They broke our frame!!! Totally agree Mrs. B. Re: They broke our frame!!! But they've fixed it....I think 15Mar 30, 2008 2:42 pm Thanks for all the advice everyone! After spending a delightful evening with Miss Margarita, I have recovered sufficiently to think things through clearly.
I have reworked my email (which I will send to at least 2 people in the company) and I have removed all the ... ahem..'emotive' terminology of yesterday, and stuck to the facts in chronological order. I have included photos and asked for a few key questions to be answered. We are also going for broke and starting out asking for a whole new frame. Even though some of you have assured me that it CAN be repaired, I am not entirely comfortable with this. What about damage that is not immediately apparent - say, some internal cracking or loose nails? And thanks Shady for the spray painting tip - that sounds like a great idea! I'm hoping to hear from someone tomorrow.....I'll let you know how it goes. I'm also going to check with Archicentre to see if they offer Construction Advice Reports in NSW - I'm not sure whether they do or not. Because IF the frame IS reapired, I want someone who knows their stuff to take a look at it. Built a Clarendon 'Balmain' 2008 Re: They broke our frame!!! But they've fixed it....I think 16Mar 30, 2008 3:50 pm Wow, going to ask for a whole new frame?
I think you should not have gone with timber for your framing. I mean, look at the crappy timber the frames are made from nowadays. You'll never get a perfect frame out of the material you're trying to use. Tell them you want hardwood timber frame or steel if you want better quality. The best that'll happen will be they'll send them back to the F&T manufacturer, then they'll replace the broken items & return to site with 90% of your original framing...And you'll be none the wiser... Re: They broke our frame!!! But they've fixed it....I think 17Mar 30, 2008 4:16 pm I too would be fuming if I saw parts of my frame broken. I hope that this issue is resolved for you quickly Maxie. Good idea...best money I spent was having a Building Surveyor to look at the contract (avoided a whole bunch of potential arguments and allowed me to even out some of the builder biased clauses) and to do a foundation and frame stage inspection. Particularly as I made payment subject to sign off from the Building Surveyor. Too late for you at this stage but the Building Surveyor should still be able to arm you with enough info and lingo to talk in an informed way with the builder rather than, as you say, get caught up in the emotions. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: They broke our frame!!! But they've fixed it....I think 19Mar 30, 2008 8:32 pm Hi,
I wouldnt fuss to much, 90% of truck drivers who deliver goods couldnt give a crap. This is a bonus for the chippies they'll charge the builder extra to replace the broken studs and plates. I doubt the truss manufacturer would take back the walls and rebuild them. At the end of the day the building inspector must past the frame, if they dont fix up the damage and the building inspector passes it then you should be worried. I dont recommend Pre-fab walls in the 1st place, for many reasons. Its no big drama yet. Have 1 for me anyway. Re: They broke our frame!!!
