I just signed the hia contract. Yes it'd be better to bring it to a lawyer to review but I wasn't bothered to do so. I was also worried if adding clause would spike the price. Despite some hipcups in council demolition approval and gas disconnection process, thank God now all sorted. Slab is scheduled on 2/11. Very happy that we are finally in the building part! Our builder is targeting to have our roof before Christmas. We have a big block but it is not flat, which can/is causing a few problems. I took some photos but none of them show the slope. Our soil is P class and we have to pay extra for that. Our builder text me this morning that they have started cut-and-fill our land. I notice that your land is 445sqm... what size house are you building? Certainly getting a 'lot' of house for a relatively small block, great design by Jerue... such a clever (and nice) man.... From your design, most councils (Hurstville my case) requires 2 carparks and the unbroken wall length < 10m? However we went for complying development certificate which means as long as the house design fullfill a standard guideline then the council has to approve. Our designer use this guideline as his bible! This mark official start of the build! We have 150 days building time according to contract, hope weather won't be too bad to delay the build. A few issues with our fence. Garage and laundry of our old house were part of the boundary fence, now they all be knocked down and I have to put up new fence. Got someone to quote me fence but because of the fill our land elevated and will require retaining wall! Two fence guys went to site but not keen taking this job! Wondered how your build is going as you were not far behind us when you started. That month plus (more like 6 weeks!) over Christmas/New Year with absolutely nothing happening was very frustrating but we are now seeing progress, albeit slowly... I haven't updated my thread for a while too! Yeah, the Christmas and New Year break doesn't do too much help for our build too! I was quite frustrating too as didn’t see much happening in the whole January, now great that all tradies are back to work but the rain is not helping! Anyway, our brickwork finished end of Jan and the gas and plumbing rough in have been done too. Our lower roof tile has not been completed because of the scaffolding last week. Hopefully they will finish this week and hopefully no rain! We were told that this week will be air con and electrical rough in. We also are still awaiting some upgrade quotation details on the internal stuff. I hope things will travel smoothly. My SS said we should be able to move in to the house by April! I really hope that will magically happen.
