Land $640k for 880sqm (price locked in 2 yrs ago) - no idea what blocks will be selling for. The block was more expensive than regular lots because 1) it has 45m of golf course views 2) it has bush views to the rear 3) from the 2nd floor street side you will look down over the other part of the golf courses - but over houses. There were no other options for buying golf course frontage land in Sydney - we would have had to move to Melb, Qld or Hunter Valley. So we calculated that we could afford and went for it! House budget is $430k plus about $30k for landscaping, then we'll have to do window treatments & new furniture. I suppose in the end we could end up close to our land price. After 4 years - we're in! (just to build) once timber floors, carpets, garden, aircon etc are done we will almost be at $300K for house We also built in 2005 and back then our land cost $130K & our house $135K... if only it was still that cheap to build!!! Land in WA is getting crazy (interest rates have slowed things down).. but blocks maybe 500m west of our suburb are going for between $420k - $600k and these blocks are tiny!!! Re: What cost more? It is not including the landscape, curtain, furniture, lighting. Land, House & interest rate rise, it is getting hard to buy a house. Luckily we bought the land mid of last year. Re: What cost more? Our land was 711m2 with 21m frontage which is hard to find. It all depends on location. For me, it has to be near good schools for my kids.
I read somewhere that we shouldn't overspend on the house. I guess everyone has their own views but I believe that land value increases over time not the house value. If you plan to build and sell later on (and make money), it is better not to over capitalize on your property. BUT, if you plan to live there, say for 30years, then it is ok to fork out a bit and build an expensive house. Re: What cost more? Duplex to build approx 650k (for both). We didnt want to over-capitalize but as I am going to live in it for atleast 5 years we had to make it nice. But a block 2 doors up recently sold for $10k more than we paid, for a smaller block. I don't think we are over-capitalising though as houses in our area of the same size sell for $500k plus. We are 50k from the city on 1/3 of an acre.... to keep to our block price for the build we would have been building a shoe box. As it turns out, most of the houses in our section are between 30sq and 44sq with a similar finish... so we were right on the money as far capitalisation for our area. We have been looking for months but could not find any less expensive and decided to buy not knowing that there was a recession on the way of course. Although we haven't seen the prices come down that much either. Anyway, we are happy with where we are and what we've got but we can't spend that much on the house as we would have liked.
