We purchased land seperately, and then chose a builder. We didnt do house and land package. It cost us I think $800 for conveyancy on land. We used an excellent conveyancy company in Melbourne if this is useful for you. I cant recommend them highly enough. Happy to provide details if you want. I recommend solicitors over conveyancers, but that is based on my own experience prior to the introduction of the a licensing scheme for conveyancers in mid-2008, so the situation may be a different now. It is up to you whether you want a solicitor to review the build contracts; it's always a good idea before signing legal documents for large sums of money, but I don't think it's something many people do. The company name is Sargeants Port Phillip. They are based just off St Kilda Road, Melbourne, but mail out all of the documentation. They also looked over our land contract free of charge, assuming that we got them to do the conveyancy. They picked out things we hadnt, so very helpful. There website is www.sargeants.com.au. A solicitor would just charge their usual hourly rate for this. I recommend a solicitor that specialises in property law over a conveyancer. Although most transactions should be relatively straight forward, in the event there is an issue a solicitor will be better placed to handle issues that are outside the scope of what a conveyancer can do. Also if a solicitor are engaged from the outset, they will be across the issue which would save money in the long run - rather than having to bring them up to speed. Both my build contracts have been HIA contracts - so pretty straightforward and easy to understand. That being said we also got our solicitor to review to make sure that there wasn't anything in there that we should be worried about. As it was said above, this is probably the most expensive purchase that you will ever make - to enter into such a contract without sound legal advice... well at the end of the day people make their own choices.
