Need some advice. I'm spending heaps of time trying to get the most out of our tiny floor plan. I accept that it's a small house, but I just want to get the most out of the little space that we have! That's what you get for buying a tiny block in an expensive suburb! This was my last upstairs floorplan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I had some feedback regarding the location of ensuite and the entrance to Bed 1 so I had a play. I've moved the ensuite next to the main bathroom, added a small linen (there's another downstairs) and moved the entrance to Bed and this is where I'm at: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ But now I have the following issues: - I don't really love the location of the entrance to Bed 1, do you think it's ok? This is just the after dinner tv room, we have a family room and also loungeroom downstairs. The family room (off kitchen) will be the main hanging out area and the loungeroom downstairs will be either formal lounge (which we don't need) or a kids play room. So this room will just be for cosy tv watching at night. Will it bother us walking past the TV to get to our room? - There are doors galore in this hallway, I guess I don't have many options though hey: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ - I think the WIR wall facing the tv room looks a bit chunky and unbalanced: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Maybe I could break/balance this with a photo wall or something? (so over this!) 4Mar 28, 2008 5:09 pm Actually just one comment (see, your kiddies distracted me so much I forgot the real topic!!), just by looking at the computer pictures, the photos on the wall picture is much better, certainly breaks up that blank chunk of wall and will distract from its jutting out look. If you do something like this, then I think that wall next to the TV will be OK. Re: Need more advice about layout, please... But some thoughts. Bathrooms beside each other makes a lot of sense plumping costs and locations of pipe etc needing space etc. The doorways look awefull for getting furniture into each room. particularly so in plan 1 to the main bedroom. The bulkhead wall with pics will be the go. throw the plans around the other way will make it lot easier to review. As Helyn said, lovely cute pics of your loved ones. What is the problem with the original floor plan? Not sure what you meant by entrance to bed 1 and ensuite. I prefer the original plan... it has in my opinion a better entrance to bed 1 and nicer way to access the tv room. You could angle the ensuite wall and have some recess ( niche ) detail to make it interesting. Can send you a pic if you like. You have done a great job with the other bedrooms. Is there going to be vanity in the separate toilet? You are really good with the software. how cool to be able to see the house the way you want. Raz If you think you can, you can. Kids usually have tv's in their rooms anyway and you don't want 'family room' activity outisde your bedroom while you're trying to sleep. Re: Need more advice about layout, please... Agreed, but in the 21st century things have changed. Those cute little kids will be teens before you know it and they will want to live in their own space. My son is 11, He got a lap top last year for school. The best advise I got from another parent was to be firm about having them in the bedroom, and the rule should be laptops and mobiles, go to sleep in the kitchen on the bench at night. So far so good with the lap top. When it comes time for the mobile I will be applying this rule as well. Definitely no TV in the bedroom.(even if all the other kids at school have one!!) They might want it (the TV and computer in their room), but won't get it in this house. We're the adults and we make the decisions (I'm a nice mum - really ). We have deliberately put in a computer nook next to the kitchen for this reason and won't be getting wireless broadband either. They need to learn how to live with other people...but ask me how I feel when I actually have teenagers. One moody prepubescent is enough! But back on topic, Mian bedroom looks much easier to access in the second plan. And if you think that the kids will normally be in bed before you, will you be walking past the TV that much anyway when it's on?? (so over this!) 16Mar 28, 2008 9:52 pm I think the worst aspect of the revised plan (as I read it) is that the steps run you into a wall. You then have to do a very tight 180-degree turn.
And I just don't think you have enough floorspace to put in a separate WC. It's too cramped, and with only two bedrooms needing to share that bathroom it's not really necessary. I also don't think your TV room will be very cosy. It's open to the stairs, upstairs corridor, and whoever's in room 1 will have to walk in front of the screen to enter & exit the room. So here's an alternative: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This plan is a variation of your original. The stairs have a proper landing area, and the "door cluster" is gone. You lose the separate WC but, as I said, I don't think you really need it. The TV room is now a separate room, and with the addition of a door could mean your house could be resold with that classed as an extra bedroom. Bedrooms 2 and 3 have the robes positioned to block noise from the other bedroom and the bathroom. The master bedroom has a more luxurious feel, is bigger, the door faces the window to let light into the centre of the upstairs level, and the robes (with sliding doors) will help buffer the sound from the TV room. ( For a really luxurious variation you could easily connect the TV room directly to the master bedroom as a very decadent 'master suite'. Again something that might be useful on resale ). As you know we didn't like the facade, and after getting quotes of $660K, we will be cutting some size off, and I'm hoping to put it in one level (have found wonderful single story facade). I suppose it wouldn't help you too much with colour but is good to get a general idea is great for furniture placement.
