Browse Forums Building A New House Re: Our Grandview 37 Toowoomba - Floor Plan Finally! 61Sep 26, 2012 10:06 pm Great Plan, lots of different zones for you and the kids to have your own space - thats a must. Not sure I could have an easy access pantry like that my kids raid my pantry all the time as it is and they are only 3&5. I think I have to get those Laser beam things to keep my kids out of mine. Its going to be a gorgeous home. Re: Our Grandview 37 Toowoomba - Floor Plan Finally! 62Sep 27, 2012 9:01 pm Haha, good idea Kiwi, yeah there are some places in a house that husbands and kids never go to or even know exist. Thanks Charnley. My eldest daughter is nearly 18 and my youngest is 12 but it's just as hard to stop them eating everything 5 minutes after grocery shopping. There is an internal cavity slider at one end of the pantry but that's put there more to hide mess than food raids. I know, I'll just stop buying food, then again nothing like an empty pantry to bring out the whining. Re: Our Grandview 37 Toowoomba - Floor Plan Finally! 63Sep 27, 2012 9:24 pm Thought it might be helpful for anyone building with M or this plan to list a few of our major upgrades and what we recieved in our promotion package. We could have gone crazy with upgrades and we did a little bit but I had to keep reminding myself that I still wanted to be able to live a decent life after all this building business is over. These were some of our larger upgrades. * 9 foot ceilings, with internal doors, bi folds and french doors, front door upgraded in height to suit higher ceiling. * Bifolds, french doors and recessed slab. * Solar hot water system instead of gas. * Cornices, architraves and skirtings to wider size. * Roof pitch to 25 degree instead of 22. * Recessed shelves in showers. * Frontage is not standard, it is an upgrade. * Grand outdoor room. * Change of paint colour in kitchen, dining and family room. * Panelled lining to the entrance ceiling and made it 3m high. * Freestanding bath to main bathroom instead of standard. * Upgraded the carpet to the gold range, upgraded underlay and upgraded from the standard floorboard range. * Tiled kicks under bathroom vanities. * Upgraded everything in the kitchen and butlers pantry...this needs it's own post, too many numerous things to list. * Added built ins to the laundry. * Added internal glass cavity sliders in sitting room and butlers pantry. * Upgraded internal doors. * Using weatherboard was a big upgrade as was the render. * Upgraded Ceasarstone colour from standard range. Promotion package that we opted for: * $5000 off the cost of the base house price. * Steel frames. * Colorbond roof. * 1.5kw solar system. We were happy to get the Colorbond as literally everyone in our area uses colorbond not tile so we would have had to pay to upgrade that for sure. If anyone needs help with prices I'm happy to help, it's so hard to budget for stuff when you don't really know the prices. Tash Re: Our Grandview 37 Toowoomba - Upgraded Items 64Sep 27, 2012 10:45 pm WOW tash... You have made me feel much better about the kind of style I have picked for this home, I was feeling a little panicked about not sticking with a modern style but oh well no backing out now. I know it's not to everyone's taste, so not sure you will think it's so amazing when it's done. I really could have built a second house with a much more sleek modern look especially love those modern black and white kitchens. I was thinking we didn't upgrade enough but now maybe we went overboard? hmm...Maybe if everybody wrote it out like I did they might have a much longer list it does add up when you go through what you changed as you kind of lose track when you are adding and taking stuff away. Come on who is game enough to sit down with partner and list up every little thing? it's quite a surprise when you list it and not just read it in your contract. Re: Our Grandview 37 Toowoomba - Upgraded Items 68Sep 30, 2012 8:58 pm Tash, just quickly flicked through the pics in your blog - absolutely LOVE all your colours and inspiration pics. Looking forward to following your build now! Thanks Nina, yeah follow along it might be a bumpy ride. I'm wondering myself what it's all going to look like. Nina you already know what I think of your classically styled home I would happily move in myself. Thought I would just do a shortened version of what is on the blog of our electrical plans. We are having LED downlights through the whole house through M, with fans in bedrooms, family, rumpus and outdoor room going in after handover. Pendant lights in the sitting room, entry, kids retreat, dining and three over island bench. There is no wizz bang home theatre stuff or cabling. No home theatre stuff because we are not having a dedicated home theatre room as we simply wont use it. No cabling stuff cause we don't understand it I think we are still living in the 80's around here. Thank goodness for my teenage daughter. So pretty standard stuff but gee takes a bite out of the budget. It's alright, I'm in my twenties and I don't get it...I think it's more a technically challenged thing than an age thing And 40 downlights! Woah! I think we only have like 26, most of the bedrooms are just fan lights (except for main). Cant wait to see these round tiles, I was so tempted to do what the guy did on the other reno show a while back with the balloon mozaic tiles, they were absolutely stunning! Re: Our Grandview 37 Toowoomba - Electrical 75Oct 01, 2012 8:50 pm Stella normally my girls help me out with anything technical but I think cabling up a house is a little beyond them. We too are just having fan lights in the bedrooms. Leighlou Snap with your downlights Tash! We've chosen the exact same ones. They're going in this week so I'll take a pict for you Haha, we are so alike Leighlou, looking forward to seeing how they go. Hi Mac25, thats great to know about that M house, hoping for the same for ours but issues will crop up and I just have to remember to go with the flow and let hubby stress about it. I too am so excited about our round tiles, must have missed the balloon mosiac tiles ..will have to check them out they sound really nice. Re: Our Grandview 37 Toowoomba - Electrical 76Oct 01, 2012 9:17 pm Okay take two for this post, lost the last one. With tiles simple is best for me but is probably a bit boring for others. There will be no strips of mosaics and all the bathrooms and laundry will all be about the same. So we originally had a cararra marble look a like porcelain tile in a 600x600 size picked but we were told that M do not do that size in their shower areas due to concerns with getting the fall for drainage right. We would have to do a differnet tile in the shower areas which I wasn't keen on being a simple girl. We were told they could possibly do it with one of those long shaped drains but those were like a $700 upgrade. Our lovely sales consultant was willing to push the issue and we would I think ultimately been able to have them but I have to admit I didn't want to be worrying about having issues with drainage, so we stuck with our second choice and I'm still really happy. So for the floor tiles in all tiled areas we have gone with a grey porcelain tile 600x300 with a matching grout. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ For all the walls except powder room will be a white gloss rectified ceramic tile, we went with ceramic instead of porcelain as the whitest porcelain was still too creamy. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Along the back wall of the ensuite shower will be all white 200x100 white gloss tiles layed in a subway pattern. The wall behind the bath will also be the same subway pattern tiles. The laundry splashback will again be subway tiles as well. Looks like this when done. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ In the powder room we have gone for something a little different but still staying white. The back wall with the vanity on it will be all white gloss round penny tiles. We are providing our own mirror for in here. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Should look like this when done. Re: Our Grandview 37 Toowoomba - Tile Selection Pics 79Oct 01, 2012 11:01 pm Oh yeah, love those. I love modern too, we just decided to go the other way for this house. I would so do something like that if going modern in my bathrooms. Pity about the fan but yes they are pretty looking for a fan. Haven't purchased it yet but haven't looked into anything else for the outdoor area, not sure what other options are available? Finding that like everything these days there are too many options for fans to just confuse me. Re: Our Grandview 37 Toowoomba - Tile Selection Pics 80Oct 02, 2012 7:49 am Hi tashnstu Your tile picks are same as mine including the penny rounds. A word of warning - we just moved into a rental new townhouse whilst building & those dark grey polished porcelain (they look like yours from national tiles?) are a nightmare. They show every mark, footprint, smudge etc. Do a test with a sample tile. Walk on it & you'll leave a mark. Even after washing them you can see mop marks. I love the look but have now changed because they never look clean. Going for semi polished different tile now Hi VK, Think it's worth investing time in an Owner Builder course to equip you with basic knowledge on Australian Building Industry and its regulations. Also, I suggest… 11 23826 Caesarstone, quantum zero, Q Stone zero, porcelain. All the manufacturers are pivoting into zero silica materials. Google any of those and have a look.
