It looks like we may be stung a $6,000 variation due to land release delays at Marriott waters. We booked in for a February start date with PD, if it goes into April release for stage 2 we will receive a $6,000 variations for "house base price change". We believe that this was not clearly documented in our contracts and are looking to dispute this charge. I can relate to this... Clarendon Homes increased the prices for the home we are building by $7000 and there was little we could do. There was absolutely no value added to our project that the new customers were getting except the rate increase. We were offered the same old inclusions that came with the old prices but charged the new prices! We were also denied the new Promotion Package that Clarendon offers new customers!! We spoke to the customer service officer and then to the manager and it was all to no avail. I can tell you that our builder (Wisdom Homes) has just increased their prices from 18 months ago - by $1000 for the package price of the house - yep - that figure is correct - only $1000! Prices for upgrades (benchtops etc) has not changed at all. It seems unreasonable what other builders are charging! After 4 years - we're in! He said if we were serious about building the house and we were sure we wanted that one, we should fill out what they call a 'price hold form' - which would essentially let us sign up for the house at the price when I inquired about it.
I know it's a bit of a different situation as we hadn't signed the contract, but do you know if your builder usually offers anything like this? We have signed with PD and paid $2500 to cap the price until our site start in November, and there is also an allowance for a further $2000 should the land not be ready in time and our site start is pushed back to January. Wow I have heard good feedback about Wisdom homes! but we were too far down the process already and really did not have a choice, although we thought about ditching the whole building project, In which case the Clarendon told we would be charged for all expenses that they had incurred! Basically they make you sign a contract that is sure to expire during the Council Stage, does not take into account delays due thier submission, delays due to regulatory requirements but when a Contract expires they can request a price revision! I wonder if a Customer requested a downward price revision when a contract expired how these organisations would respond!!! Our builder also increased their basic price around $2000 (i think) after it was approved by council. after approval, they knew we couldn't back out. There is a blanket statement in the PD contract that leaves it open regarding delays caused by owner, I will not comment on my specifics as the www "has ears"........ JoBen, we were informed of a $3000 increase from March --> April....not sure about May but you "may" as well prepare yourself! We spoke to Andrew last week and he said they were trying to get council compliance by the end of this week and he said titles should be released a week later. We are building with Burbank, building the Camelia. Also having problems with our builder at the moment though.......customer service sux!!!!!! Trying to get them to finish doing our soil testing, they haven't finished as when they went out they got the soil test done but not the contours (levels) so they have to go back and get that done. Builder is saying 6-8 weeks before they start building once soil test is complete and we have signed any variations........they better not increase the pricing on us also!!!!!! We have been told though that it could be $3000-$4000 price increase if building was after February........but we have'nt heard anything back yet about it. While we were down there we spoke to Mai this morning, council compliance may now not be until late next week as it has been set back apparently due to weather.....due to the 40 degree days they couldn't lay the asphalt and then the rain has set the rest of completion back...apparently!!!!! After council compliance, titles should be released the following week. She is telling us that title release should be around mid to late April. We'll see!!!!!!
