Haydn, their Consultant, out at Blakeview has been great so far, very prompt, friendly and helpful, and he answers all our questions, no matter how silly they are! The rest of the process has been really slow and drawn out, but that's partly to do with our bank as well as simonds. Feel free to follow our build thread. There will always be things out of our control (i.e bank, council etc), but if we know in advance, we may be able to help ourselves! We have swapped the kitchen and lounge room around, added a double garage and upgraded the ensuite shower to a double that was a major splurge. My floor plan is on my thread if you want to have a look. We have just found the whole process to be really slow and there have been lots of little mistakes with our plans. We got a final plans today and they are wrong too My advise is keep on there back, and double and triple check your plans. Most of our problem though have been finance not simonds. can't wait to see your plans and colours. Good call adding the double garage and upgrading the shower - we are going to do the same! I like the changes you have made to the area near the 2nd & 3rd bedrooms, bathroom, laundry etc. Moving that linen closet gives you more living space, well done! That's the thing we are going to make sure we get right ASAP - the floor plan, makes me nervous. We want a 25 degree pitched roof, higher ceilings etc, but will make relatively minimal changes to the overall plan. Although that relies on what we hear back regarding what will be the most energy efficient way to encorporate our design; we have a slightly "different" aspect. My partner Mel is pretty upfront and isn't afraid to speak her mind and chase people, so i'm hoping that works in our favour! lol. She also works for a mortgage broker/property company out at Payneham, they've been great so far helping us sort our finances, let's hope the bank plays along. Pre-approval was fine, just have to sort out the plan, choices, contract etc, hoping for some smooth sailing. As soon as we get our plans/colours sorted, i'll start a thread and post them up. We are building in a smaller development in Parafield Gardens, just near the Boulevard, Glades etc. A bit quieter, in a court and nearer to schools. Building the Turin and settled on the land on November 30th. However, we have a proactive builder and the footings went in ten or so days before settlement. Our slab was meant to be poured in November but the bank and valuator are really giving us a hard time. Its been over 2 weeks and our house still hasn't been valuated. Colours and everything else are set, we also had an issue with the valuation, it's an issue a few will face when you are the first to build in an area with no comparison sales. Wooden windows and feature door stained merebu wooden slats above garage and front windows stained the same colour. Monument coloured gutters,the brick is from the standard range but have gone for white mortar and the garage is colorbond woodgrain with dark chocolate tile for the roof. We are coming in at 250k for the build and still have the find the deck money and window treatments. We have gone to the top end of the upgrades but your budget sounds to be more than enough just upgrade what can't easily be changed later. Thanks We settled on the land on 30th November 2012. We had already been slabbed. By the 20th December framed, roofed and 50% bricked. Two weeks of no activity over xmas. Mid Jan lock up reached. Late Jan to now first and second fix. Slowed down in Feb as carpenter let go, painter just slow and carpet fitter was sick. Toilets where a type we shouldn't have been allowed to specify. Practical Completion Inspection was last week. Came through an independent inspection report as excellent construction no faults other than those we found. Last week to today, no urgency from them to fix the minor paint finish issues etc etc, handover is tomorrow and I know that there is still half a list of minor faults to complete and two others that will take longer. Now in a bind as the time I gave them to fix things has not been used well. therefore, we will have to negotiate a new list at handover due to easter break I understand not all trades can work, but we have to move. The room sizes are great, the layout is what we liked, the alarm in, fences are up handover booked. Wednesday is going to be one busy day. Expecting installs of everything. When do you start?
