I was trying to work out if I can cut off 1 metre of the garage's width in order for us to buy a smaller block of land... Just joined this forum, am in the process of building a Cremorne41. The house has been painted, and the garage roof to commence tomorrow. We have extended our garage by .5m in width. I would have liked to increase by a further 0.5m however PorterDavis dont like building right on the fence line. I thoroughly recommend widening your garage. The standard is a bit tight on for space especially if you have 2 larger cars. Our garage is 6120 width by 6120 length. Another thing you may consider is to fit in a small rollerday for easy backyard access, pending on your land size. Great choice in choosing the Cremorne41. I have researched this house so much that the sales guys, and sales manager were impressed... Any queries regarding this house, please contact me. I love the Cremorne too = great house. Did you add a lot of extras or change anything else structure wise? I can still remember the prices of each extra....Im the sort of guy that loves his research.
Briefly our extras were: 1. 450mm eaves to the roof, upper story.....it looks great with eaves, and protects it from the weather, and increases the value of the home. 2. Rendered the front, minus around the garage 3. Installed cavity sliding doors into the lounge, as no one uses the lounge. As i work from home, I will use it as my study and library. My wife has the front study. 4. Upgraded the staircase to the timber and steel balastrades 5. Kitchen option as per display in derrimut display home. ie glass cabinets 6. Added a fireplace to the living room......a must have and quite cheap. Dont get the mantel option. 7. Void in the wall study/lounge 8. Extend garage by 0.5m 9. Upgraded the hot water system.....get the 205lt aqua max much better than the **** standard one 10. garage door access to the house, front entry 11. Upgraded the front doors, obscure front side panels, upstairs ensuite window....must have.. 12. Move the games room wall 30cm to make more room in your ensuite , made the shower a double one, and walk in war drobe--more space.......since the games room is very big, this makes the wall line up with the stair case wall 13. Must upgrade your insulation......stardard is the **** loose stuff. We opted for the thick R3.5 roof insulatin and also R2.5 exterior wall insulation. Will assist in sound and heat. 14. I suggest you do your own flooring after handover 15. Taps, ensuite---square basins 16. Quantum quartz----40mm, much better than the 20mm standard 17. Heater thermostat, and zoning......this is not standard..... 18. We tiled the outside balcony as the timber will let the rain thru to the portico....approx a $1500 option.....thoroughly recommend it 19. Extra coat of paint...3 coat system...approx $2k there are more cant remember.... I have heaps of pics I suggest you do your homework and dont assume anything....make sure you get all your extras & options before contract signing. I also upgraded my electrical. It will help with you have a great supervisor....makes your life much easier. I made a excel spreadsheet detailing all the options and prices...as you can see i def researched everything...
