Ours is custom desgin. That's good to hear. One question, is your builder a large volume builder or a smaller boutique builder (say builds less than 10-15 homes a year)? they are on the smaller side around 20 houses a year - Total Building Development And Design. I am so gald we didn't go with someone of the volume builders after hearing the some of the stuff that goes on. We have had no issues so far. 29/05/12 - Contacts Signed 18/06/12 - Land Settlement 03/07/12 - Building Approval 20/07/12 - Slab Down Re: Anyone NOT had huge delays or paperwork errors? 24Sep 30, 2012 8:57 pm yes for some strange reason drafting people often change things that they should not. also, and a bigger problem , too many changes, and they pick up the wrong plan, the old one, and they change that, so you lose the previous correction. it is an ongoing problem. takes vigilance, there is a lot to do before a builder can start. we calculate 80 items to deal with. anyone wants to know more just pm me, leighton at clark new homes Re: Anyone NOT had huge delays or paperwork errors? 25Sep 30, 2012 9:04 pm We've had a few delays, mainly with finance though, not the builders. It took three months for our land to settle. That's all done now, we've had a few issues with plans being slightly off and having to be redrawn. Land settled two months ago and the house is currently in council, waiting to be approved. My parents built with the same builder, their house was finished in ten weeks. Builder didn't have as many jobs then though so they just smashed it out. There situation was a bit different as they didn't need finance or anything, so no delays from the bank. 1st build: viewtopic.php?f=31&t=59376 *New*-2nd build: viewtopic.php?f=31&t=70324&p=1154282#p1154282 Just to makea point about this, an approach that some people have found sucessful in negotiating these rises down, Is to provide some workings to the builder, specifying… 4 81718 In fairness nobody gave a crap about the ACCC and the gag clauses continued in the pro forma templates of a few other builders after the ACCC took on Wisdom, and more… 19 73480 While i was across this behavior's pre appointing my (the builders) surveyor, I did tell the builder i was aware what they were doing and while i disagreed with it, they… 13 14590 |
