Has anyone built wth Dennis family homes in ballarat, if so how was the end result? We have just chosen our brick color - boral vic blue , roof tiles black. Have also chosen all the colors for inside as well, fingers crossed we got it right!! We have just recieved the final plans and permits which the bank needs to begin progress payments, and now waiting on a letter to confirm site start and end. So far the process for the paperwork has been long! But we are at the end of it. Our colour selections were done late June. We picked mocha bricks, twilight roof and monument for garage door and chose a black for the windows. We are getting a wooden stained double door to match the facade cladding of wood, in a chocolate stain. we are building the Hartley 361 the savanna facade. Good luck with it all . It's hard picking the colours from this little samples so I'm hoping we got it right too. We also chose monument garage door and black window frames, so I'm hoping it won't all look to dark, as our bricks r also very dark. Your brick color looks great, we had a hard time deciding on bricks and had to upgrade to get what we liked, an extra $2500 I think. Would love to see your internal colors if u have them available. Just with the final contracts we had to check ours a few times they missed a few things we originally added! And ended up having to do more variations which took longer but admin have been great in getting it all sorted for us.

It reassures me that I haven't totally stuffed up I did make a post saying our internal colors but it disappeared! Kitchen ocean foam ceasarstone, wth white cupboards and stainless steel appliances. Bamboo flooring to most living areas, charcole carpet to bedrooms. I'll have to learn how to put some pics up! I nearly picked that ceaserstone but we ended up going for osprey for the kitchen and white shimmer for the ensuite. We upgraded the carpet to a brownish colour, I was suprized at the cost to upgrade it but the other colours didn't seem to match our colour scheme. I envy you I would of absolutey loved 5 acres we were looking at 8 acres at one stage with this very house already built on it but it sold. So we are building this on 1/4 acre! As much as I would of loved to get a few acres it was to expensive for both. I do love our block though it backs onto a park and we have a path on one side so not so Boxed in which is fantastic. Regarding the carpet - we didn't go wth Dennis range of carpet, we made an 'allowance' price in the contract and sourced our own from a local carpet store, also did the same wth our wood flooring (which is actually bamboo). And yes our 5 acres will b great....we need the room , 4 kids!! But I'm sure your 1/4 acre will be fine....still lots of room to move, sounds like a nice spot. Info=Plans Plans for our house.....hopefully it works Re: building wth dennis family homes Ballarat 10Aug 31, 2012 7:05 am Wow I love that brick I really do, I've seen a few houses with that and they have come up really nice, I will have a proper look at the DFH website as the plans attached are a little blurry, if you have a chance ours is the Hartley 361 I am not sure if it's on there I think it's one of the older designs, the other Hartleys are there the main difference being we have a play room in between the bedrooms so its larger down the back hall and I've knocked out the 2 nd wir and made the ensuite bigger to accommodate our free standing bath. Its a similar size house to ours, yours slightly larger. So have u got a start date yet? We are still waiting on contracts to come back, its ment to be the 12th sept., We paid our initial deposit on 17th June, and did our color selection on 13th Aug so I will be surprised if our contracts are ready by 12sept Re: building wth dennis family homes Ballarat 12Sep 04, 2012 12:55 pm Hi ks4 yeah we had a call from our site manager yesterday so things are finally rolling! I'm waiting on a letter that has the site start and end I'm hoping it comes today:) we got our contracts back in July but they were full of mistakes and there were credits and variations they had to make on the plans so you might need to expect another month after you view the contracts. They also needed the bank information and then we needed to pass on the insurence details and plans to the bank that took another week or so. can't wait really looking forward to it good luck with it all Re: building wth dennis family homes Ballarat 13Sep 21, 2012 3:14 pm Well contracts came back two days earlier than expected BUT were also full of mistakes, so many variations for us also! Our bank man is hopeless he is still causing us concern. Because of his history to date I have asked him several times If he now has everything he says he does but he has been unreliable so far so it wouldn't surprise me at all come first installment.. Not a lot going on at site there's a few piles of gravel I guess that's something... We are building in Shepp and ours was a hartley but got a tad modified to the point it pretty much isn't one now! Just reading your thread we have the same kitchen stone and bathroom, I originally went for white shimmer for the whole house but then seen the ocean foam and changed, however in the fine print of variations obviously the stone people didn't see the change, luckily they noticed ocean foam on the paperwork from the cabinet makers and fixed it, they did offer to replace but I didn't bother. I LOVE the ocean foam though! We only had 2 mistakes in our contract luckily, glass doors weren't listed as opaque and they included a microwave to our advantage which I didn't mention! Then we had about 21 variations which were all little changes to the floor plan that we didn't get to do after the first draft we got. Hope it all goes well for you. U must b very happy! We r still waiting on bank, should hear back tomorrow apparently. But yeah the paperwork has been a killer, and I think building out of town has made it slightly more difficult....issues wth septic being a problem. We have made the variations to our contract but just waiting for the definate OK from the bank before we sign. I'm getting a bit keen as we went to bunnings today and bought a kitcken sink (we deleted it off contract as we didn't want the one included wth the house). So I have nothing except the kitchen sink,lol Re: building wth dennis family homes Ballarat 18Sep 30, 2012 6:07 pm lol at least U have the kitchen sink ) Once the paperwork was through and the variations were sorted it was a matter of weeks before we got the ok and the site manager called us met with us and within a week or so we had some progress on site so fingers crossed for you. I know what you mean about building a bit futher out I think it was an extra $3000 surcharge for us, and the gas was an issue because one side of the street is bottles and the other side looks like it was not.. They shrunk the house to fit on the block so looking at the slab we were concerned about the rooms looking a little small but will wait and see what it looks like with the frames up as there's Nothing we can do about it any way Good luck with the next few weeks sounds as though you are nearly there. I will make sure to take some pics of the white shimmer ceaserstone for you can't wait to see how it comes up
