But if thats the case, why people still buy those unregistered land? is it cheaper if we do it tht way? Moreover, do you hear anything from Oran Park that they will have some lands which will be released in OCT? I am wondering if they will release the small block of land again (like those less than 450m2)! Re: NEed you advice building in Oran park 43Aug 31, 2012 10:14 pm I'll be living in Oran Park soon, they have just started the slab You are looking needing to give a builder at least 2-3 months of lead time from when you walk through the door and ask for a tender/quote until the plans are ready to submit to council. So if you get lucky with a block that you like that is registered then you will be paying 2-3 months of Land Mortgage payments (usually Interest Only) so around $1000 per month. If you buy land when released at Oran Park you put down a holding deposit of $500 and then have to Exchange contracts within 4 weeks (I think can't remember) at which point you have to pay the remainder of the 5% deposit. On a 200K block that would be 10K You don't pay any more until it is registered. Once registered you will have 2 weeks to settle the remaining amount for the land. The land releases are usually every 2-3 months, you can head into the Land Sales office and check out when. There is also Gregory Hills across the other side of Camden Valley Way as another option in the area. One thing I will say if you want a specific block you are going to have to be there early on the release day. The release last Saturday had people camped out at the Sales Office overnight, there were 50ish blocks and 40 had holding deposits by Sunday COB The smallest & largest are usually the first ones to go Re: NEed you advice building in Oran park 44Aug 31, 2012 10:38 pm YEa..I knew it..I was there on Sunday and Fowler home told me that all the small block are gone. so..those came out on the release day are the unregister block? ummm...who would offer the registered normally? would you mind to share who are you building with? Apart from that people who have purchased may look to sell once Registered a their situation may change so look for Real Estate signs. All land released in any estate is unregistered to begin with then you have to wait until the developer gets it done. Oran Park and Gregory Hills seem to be very close to the quoted date but Spring Farm looks to be way off schedule.
