We are planning on going in to line some of the internal walls with sound batts, however never thought about the pipes which come from upstairs.
I spoke to the site supervisor in the past hour, and asked him about the insulation - he said it's ordered and will be delivered next week. It's not listed as a standard inclusion anywhere in our contract (and I read through it!) - in fact the standard inclusions talk about sisalation and ceiling insulation. you could always just insulate every wall in the house it will help with killing some of the sound between living areas and bedrooms. (and will stop the noises coming from the master bedroom from scaring the kids/friends that might be sleeping in the next room!) Also being in toowoomba and living by myself I find it better with not having to cool/heat every room in the house just the ones where I am. It is thermal mass, and as such takes time to heat up - but once heot stays hot and conducts heat - and in winter takes a long time to cool down. Plasterboard is similar - but not a large amass. so sperate the 2 from each other with some r1.5 or better insulation on all external walls as a minimum. Im also building a cremorne41. I choose to include R2.5 bradford sound batts to all exterior walls, and also around the home theatre room, and also around the toilet walls upstairs and either side of the rumpus entry, ie where the plumbing pipes comes down from upstairs. I was fortunate to be there when the insulation guy installed the bates. Luckily there were 11 bags left over so I used them to insulate other walls. I highly recommend it, for the sake of approx $1000 it was well worth it. I also recommend upgrading the roof insulation to the batts, ie R3.5...As the loose standard insulation gets very messy, and bad for downlights.. Hope this helps..
