Judging from your colours and the display home, I'm sure it will be just perfect . Do post your floor plans, we love checking out floor plans. I think the plans say that it is 330sqm but that includes garage and patio area.... so minus about 50sqm and that is our living area.. Will get the plans scanned and get it out there. Notice your in the south east.... Lucky guys.. we tried looking around here... It takes a good 45minute bus trip to get to the city from home, just because I am closer to the city don't make my trip anymore pleasant Just read your tiling extras, did you end up going with the lot? it's quite and impressive list you got there. Good luck and have a good Christmas cheers jim Re: Our build with Mirvac in Glenfield 13Dec 12, 2010 6:30 pm in the final stages of deciding tiles now.. our kitchen splashback quote came in at 4k when if we get after handover we could do this for 1.2k so will wait til after. we will likely go for the upgrade on the main floor tiles to italian porcelain ($125/sqm) but trying to play with the tiling a little to change the bathrooms so we can go mid-range for the floor tiles there.... such stressful work but i guess at the other end of it you can be proud of your accomplishments especially if it lives up to or exceeds your expectations. will keep you posted on how it all turns out.. as for your place.. i'm sure that i read in the blog that it was a 40sq home? so that's quite a big place of residence... like the blog update... 3dTV.. i'm so jealous... usually get to spoil myself with my tax refund... but this year i think it will go to buying some of the essentials for our build..... Heya HSW... yes we will have the same entry. Cept we will have metal stair balustrade poles. This was probably the decider for us as we are not tall people but upon entry it gives the perception of high ceilings even though we didn't upgrade them. We will also have the light in the morning as our entrance faces east... and get the afternoon light for the alfresco area... I read your thread on the issues you had with Quality Control/Inspector with great interest and hope we don't have the same probs.... Hope today went well. I think I found it on their site, it's called Odette. Will drop by B. some time to have a closer inspection . Ah, it's a long story with our house. We were looking at making our house so that it best suits and utilises the width of our block and gets the best possible views/orientation from every room, while at the same time keeping the biggest (deepest) backyard possible. That was important to us. Eg. views from all main rooms like kitchen, bedrooms, study and all living areas to be either into the backyard (which has a fairly pretty and open aspect/views) or to the street frontage (also quite pretty, thanks neighbours! ). Utilities like bathrooms and laundry to be placed onto sides (they can look into side neighbours' houses as these are less important). I think we've fully accomplished this by modifying the original plan structurally quite a bit (in fact, we modified it so much that they labelled it "new design" on some traders' plans, I guess in attempt to make them more careful during building because they 'haven't done' this design before ). Our facade is also quite unrecognisable from the original plan because we modified the footprint of the front facade a lot, so we had to come up with a completely new front facade! There was a prominent and very nice feature on the front facade that we wanted to keep, but because we changed the shape of the facade so much, we didn't know how this feature would turn out until it was actually built. And they've done it so nicely, it's my favourite thing on the whole facade. The other thing is that most designs are very long (and many are quite narrow at the same time) - and that's the kind of thing that we wouldn't want to build because the sides of our block would remain unused (unless we build a third garage), but the depth of the block would get swallowed by the house footprint, so we end up with much less yard. Finding a design that can be modified into a pretty much square footprint (and with the above 'views' consideration) was the main taks. There were some very nice designs that were shallow and wide, but they were too small and had other "issues".
