I am just about to start my build in southern Tasmania. Now some may laugh because it is small, but it's my retirement home and it wil be very liveable for me. If you want to share my journey you're welcome to bookmark this topic. Hopefully I will have a blog once the build actually gets going. Too cute I'll take that as a compliment Kiwi, I designed it myself. I've never been a big house person, lived in one once and I felt lost all the time, too much space. This is just under 8squares, enough for me to live in and a spare room for the grandkids to come and stay. I want to have a vegie patch and some chooks as well. I have built before and has a bad experience although the house turned out lovely, with a couple of crooked walls!!! Vowed I would never do it again, but I have gone with a company called Wilson Homes, a volume builder but with a good reputation here. They understand my values as far as passive solar design and willing to bend over backwards to give me what I want. I don't think I will have any problems. I have a few thousand for upgrades so hopefully it will look really pretty once it is finished. It is a fairly ordinary suburb about 10ks from the centre of Hobart, some views to the mountain and some over to some beautiful scenery to the NOrth otherwise tucked away in a quiet (as in shhh) new subdivision. I chose the suburb because I have family living in the area and friends in nearby suburbs. It will take me about 25 mins to get into Hobart for work. At the moment I live in the City and walk to work everyday. Yes, the bottom of the pic is north. I will post later everything that I am using to make it as solar passive as my budget will allow. Once the full plans are drawn up by the builder I will put that up and hopefully that will show the actual star rating of the house. It will have double glazing, tiled foors, small windows (1200 x 600) on the south but directly opposite doors & windows for cross ventilation. The front door area is called an airlock as I have the second door into the house, this stops hot or cold temps getting into the rest of the house. Of course solar panels (3.6 kws, rec panels, aurora inverter). will have evergreen trees on the south and west sides to stop the cold winds but also to assist with breeze for cross ventilation. Deciduous trees on the north and east. Double glazed windows, rated 2 on wers. Will also have a pergola along the living areas for a deciduous vine, cover from the sun in summer and to allow the sun in winter. After the build I will have some framing done in front of the bedroom windows with lattice for deciduous vines. I don't want trees to close to the house. In the backyard which will be on the west side, I will be having raised vegetable beds and hopefully a chicken run. Will also have a 5000 litre water tank plumbed to the washing machine and toilet. All small windows will have roman blinds and across the northern face will have curtains extending to the ceiling with pelmets to stop loss of heat in winter. The main rectangle of the house is approx. 13700 x 4700 and the bathroom is 3800 x 2000 so all up is 7.89 squares. Hope this gives you some idea of what I want to achieve. Even though you don't have windows on the west you really should put a deciduous tree in as it does protect your home from winds and heat. It's something our rep (who WAS trained in solar passive) did not explain to me. TToes, you are doing what we would do size wise if we could. But we have to have a certain roof area for water runoff on our subdivision, so decided to build bigger than really needed for the two of us- we added guest rooms... Still, it's smaller than our last house. When not in use I will just close doors and forget about them (I hope- it might drive me mad thinking of dust accumulating!) I read about it on some site although I didn't save it, but they use it alot in the Northern Hemisphere normally in extreme temperatures. I decided to use it because of Tassie's winter temperatures. I will also have built in coat hooks and shoe stand in that area so that things that don't need to come in the house don't. I'll keep the gumboots and things like that there as well.
