RAin rain go away! And then I can start posting. By the way I received a quote to replace our fence (3 gates, 53 meters of lap and cap fence and 12 meters of picket fencing) for $6,600. I still follow everyone's builds because I got invested when I 'was' going to build with M. Our builder is great, once we had 'conditional approval' he started in earnest. We were fortunate enough to have enough deposit to cover the slab and frames progress payment, so the risk for us was low. Once I notified Jamie (our builder) we had conditional approval, site was scraped and pegged, a 57 cubic meter hole (6m x 3m x 3.2m deep) was dug for our concrete water tanks and form work started. Tanks would have been installed except rain was upon us. I think we got unconditional approval 2 days prior to slab pour which happened Fri 28 Jun 13. Since then it has been a pretty fast ride, this is what has happened in the past 10 or so days: Fri 28 Jun - Slab down Mon 01 Jul - water tanks arrived and installed. Frames arrived on site. Tue 02 Jul - Frames started. Wed 03 Jul - Frames completed Thu 04 Jul - Hole for tanks filled in. Fri 05 Jul - Windows arrived. Mon 08 Jul - More frame work of some description Tue 09 Jul - Bricks, cement and arrived onsite, garage foil on, door frames installed and some windows. We have been advised that our brickwork starts tomorrow, with the rest of the windows to be installed on Thurs. Apparently most of them are a 3-4 man lift (they are all pretty big and doubled glazed). Kev That is one FAST construction At this rate you will finish very quickly. Wow, you are been very detailed and this info will certainly help me and many others. You home looks fabulous, you must be very happy with it. I have been on this forum for a while gathering information. I realise that M can guide me here,but at what stage can I get these answers and where from? Basically my floor plan (specifically kitchen position)is contingent on the type of kitchen I can have. If I can change to a more French Provincial style I will leave it as per standard floor plan. I also want the dark timber floor look to compliment the kitchen. If I am 'stuck' with their lousy three colours of floor tile I will probably go a more modern gloss kitchen. IF this is the case I will flip the kitchen and dining and add a window splash back to the kitchen to add to the more contemporary feel. I realise they can do anything for a price can't they? Basically I need to nut this out before I see the drafts person next Wednesday. I hope that makes sense? Ally Talk to your sales person with all of your requirements and concerns. They are the best to guide your needs into possibilities. He/She should be able to advise you for their experience. Sometimes your idea may not be the best practical or correct one. When you meet with your draftsman, tell him all the changes you require, as far as the building plan is concerned, including kitchen splash window position and height etc. As to flooring, sales person has limited access to what is on offer during the Colour Selection stage, but if you push him, he will chase few things up for you. Being a project home, as with any project home builder, M has certain set of default material and design on offer as part of the base price. Ask your sales person to add provision amount of $ for outside the standard work M provides. Hope this helps. Any views on whether this sounds reasonable? On average it costs $80-$110 per meter of fencing, depending on the fence type and height. $6.6k for 65m + gates sound ok to me. As I always say and do, I get 3 quotes for every work and chose the one I feel the person can do the job properly. Do they do this at later stage? 2 It rained yesterday and today. I can see the water puddles on the slab. Is that ok? Normally summer time, you may need to water it. Yes, the driveway people did it for me for free. This is going to sound silly, but I have no idea what they cost with my current builder. The reason is I knew exactly what I wanted and provided him the details/specs of our shopping list. From there I was given a quote/tender. I only really know the costs of stuff we added in afterwards. From memory, when were looking at building with M, I think it was about $7K extra, but don't quote me on that. I can't even confirm as I have deleted all the stuff from M. Before gyprock goes on, make sure all framing, plumbing and electrical & data points ARE in the correct positions. Even with all of my constant check, I still missed 2 places for electrical points being in the wrong place from the plan I had (plus 1 M forgot to put and had to come back). Excitements gets you. For us, after my first shower, the gap between the frame and the door is so wide, specially bottom section, the water just runs out. When I came out of the shower, there was more water in the bathroom floor than in the shower! Now I have to make a visit to Clark Rubber to find a solution to place a rubber fitting along the bottom of the glass door to stop the water running down and out to the bathroom floor Or, did M supply me a shower door that does not fit properly?? Vatche - when we had our inspection a couple of weeks ago I already went armed with all electrical/plumbing plans and checked everything. My hubby thought I looked quite funny running to each spot and checking and rechecking. I made sure I did this before the gyprock went on last week. Noticed though that when the gyprock went on last week that you cant see the light points etc - keep bugging my husband about ' how do the electricians know where they placed their points now and where to make the holes?' - he just laughs at me - hmmm!!! Downlights are placed symmetrical and parallel to each other, certain distance away from the wall. Too close to the wall and they will look off and the light will not be as expected. But they would know all this. We have had no issues there. We have the same shower as you,but ours came with a clear rubber strip that fills that gap and we dont have any problem with ours.Sounds like you need to contact your old ss if you dont have that strip.Also good to see alot of progress on everyones build. Havnt been on for a while as my dear Mum passed away unexpectedly last month.
