I wonder if I can ask my SS if any insulation can be added to the hot water pipes. Will it be worth the effort and cost? Our hot water point and taps are all within the same wall location and only a few meters apart. Anyone had done it? I would say that my experiance with him was positive, he was friendly, polite and good to deal with. All you guys above happy for you with the progress thats happened. On another note we had our eaves put on today, for thoes of you that have a double storey does the paiting of eaves get done before scaffolding is removed??? And does electrical rough in come before insulation?? And does electrical rough in come before insulation?? Yep, ours and others I've seen here get their first floor eaves painted just prior to scaffolding coming down (after roofing is done). Electricial rough-in is definitely before insulation. Gyprock follows insulation as illustrated by above posts. We are just waiting on the bank to send through their letter of commencement and our 20 day countdown will start. For those just starting out on this journey, the initial estimate from masterton was about $60,000 less than our final price. The main differences were floor coverings (about $10,000 over initial estimate), electrical (mainly due to getting YHC to install downlights, about $10,000 over), some rendering (about $20,000 over) and our staircase (about $10,000 over). We also had to get our pool covered in wood which cost close to $4,000. really wasn't a bad initial estimate - mostly the areas we were over budget were optional extras. It took us about 7 months from when we first started talking to masterton til we got to validation - Given this includes Christmas shutdown, again pretty good progress. Having got to this point, also worth noting that masterton won't go into construction without proof of having the whole amount of funds available - they won't let you save the last little bit during construction. Finally, when we received our validation letter, it still included some provisional amounts which we no longer needed - karina (our very efficient and reliable PCC) got these fixed within an hour - it felt like we saved $16,000! Since we were not borrowing the full amount, and some of the payment was from our savings, before M started construction, we had to pay the initial 5% from our savings, and final payment will be made by the bank. This is to make sure that M gets paid the full amount on completion. But now, we have till May-June to save for landscaping We had Karina too and she was helpful. Hopefully it will be completed on Monday and sarking installed, followed by the roof tiles done by end of the week.
