Apologies for the very long initial post – but thought some of the detail would be helpful. My son said TLDR! Welcome fellow Clovelly builder! At last someone to join me. Please dont hesitate to go on my thread to have a look at our progress and timeline. We paid our deposit on 31Oct 2011 and Masterton officially took over our site on 29 Aug 2012. I have to say although the initial paperwork seemed to take forever they have built a very complicated build in record time and are working through the holidays - gyprocking right through to the 24th of Dec and will be back this week. Are you building step up or step down? We are building step up. To summarise our changes we added a balcony, extended our garage by a meter, extended our laundry and kitchen out, added an open stacker door to the alfresco, reduced alfresco by half and made theatre room bigger, added the free alfresco to the other alfresco to make it 6x5m, converted media room to fridge and oven wall, open tread staircase and bidet to ensuite. My thread has alot of chit chat so look at the very first post to see where things are at what page. For all my other friends here are one or two photos of the gyprock all the others are on my thread. It really does change how things are looking iside once that goes in doesn't it...... very jealous that your tradies have been hard at work up until December 24 and heading back so soon! House of Rock your story resonates with most of us I think..... we were told when we first met with M in late January that we shouldn't have any issues starting construction by the end of June - it started in late October because of the same reasons you have had - and you unfortunately will have other delays which will irritate you once the build commences as well..... (I think all of my friends and family are over my "but it's sunny today, why isn't anything happening" cry already!). We were so lucky though that we had the most amazing contacts in the sales team who supported us the whole way through that part of it all. I totally agree with Vatche - the service of James Bond would have been awesome - I can already see a few things we missed through the multiple iterations of the plans and tenders and didn't realise until the house was under construction and it became too late to change them (ie we moved a room and forgot to put in a window on the wall and didn't notice until the wall was built)..... This group is awesome though because of the support and experience so many have had and just chatting with people going through the same experience. Yes it really does make a difference things are starting to look "normal"? I think the gyprock guys just want to get the job done so advised M they would work through shutdown our homes (yours and mine) are pretty big so I think they are trying to get on top of things. Yes we missed a few things as well most have been rectified though. As we only had the Merlot to go by on display and it is a little different to the Clovelly we can now see where we may have done something differently but overall we are very happy and may make some minor cosmetic changes once we get the keys. The interesting thing I have found is this no change rule. I have watched my neighbours who are owner builders make the biggest of changes and their bricks and roof are up without a problem. So I think if you have gone CDC, M could take the opportunity of making some extra cash by charging a change fee. For those that are prepared to pay it, would make your life easier than trying to put in a window later, (or change paint colour ) than having to do it later. Just wondering if anyone has gone the shiny light coloured tiles or have you selected a more matt/darker appearance for your floors. Hi PowerballSam. Firstly congrats on your first Xmas good to hear all going well so far I totally agree it would be crazy for certain changes and it would be an admin nightmare. What they explained to me is that in the past it has cost M alot of money due to miscommunication so I get its better to just say no. But for me, I just wanted to change the main internal paint colour because we didnt realise how dark the house was inside. I looked at paint websites and they suggested because the house is facing north the rooms get alot more sun so go a couple of shades darker or you wont see the colour in a light paint. We actually dont get any light so I wanted to go a lighter colour. Paint hasnt been ordered and I was prepared to pay a fee. Now most probably I wll have to get the house re-painted which is going to be a huge pain in the other word for donkey I just know myself and Im just going to stare at the colour and fester so best to whip out the cheque book and get it over with. Not sure if the floor is the way to achieve that? We have selected pure white but matt tiles for all floors, as shiny tiles have so much reflection, you loose the view of the room. Not even mentioning the cleaning. My advice would be matt. When you go to the tile selection, get both polished and matt tiles, take them near a door/window and place them next to each other. Voala! As I was writing the post, I did think that we had really achieved quite a lot in a short space of time - the frustration was mostly that it could have been more efficient and time was of the essence. For those of you who watch The Living Room, James has been a guest designer a few times this year. There was one other cautionary tale that I wanted to share - all through our pre-contract discussions with Masterton, we were told the construction would take 32 weeks and given a payment timetable with 6 payments (5%, 20%, 20%, 20%, 20%, 15%). When we turned up on contract day, the timeframe was extended to 42 weeks and the payment schedule was brought forward and there were far more payments than expected (the total was the same). We were keen to sign, and told that, of course, they would build as quickly as possible, and that the schedule of payments doesn't really matter, but it was annoying to have changes made at that late stage. DSA39 - your photos are fantastic and I have been following your thread for some time now - just silently. I am very excited by your progess and your entrance is wonderfully wide. I think your photos make me more impatient! We are building a step-down Clovelly and our land is not horrendously sloping, so hopefully ours won't be a complicated build. DSA39 - your photos are fantastic and I have been following your thread for some time now - Hi houseofrock. We were recommended James by our sales consultant and I so wish we'd used him. He apparently used to work for M in the colour studio? We have requested an updated payment schedule as we have had increased in things like our soil removal costs and dont have an up to date total so still waiting for that. Cant wait to see your build it sounds like you have pretty much re-worked the plans so it will be interesting to see how it all comes out. Yes LOVE the entrance. The good thing about your build if your slope isnt that bad is not as many stairs! There are already things we have picked up that we missed but what can you do? e.g.we have added a sliding door to the theatre however the height doesn match the office opening and they are right next each other. Its little refinements like that, that would have been appreciated if it could have been pointed out. Rather than going through the plans on our own with a fine tooth comb we should have spent much more time at the initial appointment with the draftsman. The other thing to look out for the is the actual depiction of the house on the plans. Where my balcony sliding door is it looks like its brick (the drawing doesnt have lines drawn in like the weatherboard does ). I assumed it was brick until my husband pointed out that on the actual floor plans it was a thin line therefore it will be weatherboard. By then it was too late, also one of the windows in the bedroom on the only wall where you can put your bed against is in such a position that you cant have a bedhead so will need to change that to a long skinny window up high once we get the keys. The only other thing that I would have done differently is have extra high stacker doors to the alfresco as now to fill in the gap is weatherboard which I didnt pick up on the plans. Moral of the story? If you have never done this before spend extra time with the drafts person even if they are in a terrible hurry and busy dont move till they go through every line. Ive learnt alot through this process and thats my biggest learning. Also schedule regular walk throughs so you can pick up any inconsistencys that will be easy to rectify at the time like our alfresco doors and now the nieches in our showers are the wrong size and one of the bedroom windows isnt straight. We are super happy with the house and the quality is great and our SS is great. Its going to be a magnificent house you will love yours and I would certainly build with M again.
