Vina Hi Good Afternoon everyone. I'm really glad I came across this forum. I'm thinking to build with Masterton (Concerto Plan) at Sydney East near the Airport. We have not paid anything yet so far. We have been given a first free tender (Or I should say a free quote). -In the free tender they quoted "Total Site Cost" $22k and "Total Statutory/Council Requirement Cost" is $23k. (The quote does not have any other Provisional Allowance). Will Site Cost & Council Cost increase after we pay $3,500 ie when they provide the revised tender? Also will it increase once it goes to contract stage? If yes does it change a lot more? -For those who are building in Sydney what do you think of Masterton so far? Thank you guys, really appreciate if you can help. Did you consider having the water tanks dug in ? I know it is not always an option for everyone, but that is what we are doing. Our builder is only charging us 1.5K to dig our water tanks in, am very happy with this. Apr 12 - Land purchased. Aug 12 - Draft plans. Sep 12 - Deposit Paid. Had some great news today contacted masterton and they are going to reposition my window ( even though the frame has already been ordered) AND no variation fee. My other window probs have been sorted out with a simple latch. Spoke to our ss for first time today roger really nice bloke. My husband did get a message from him introducing himself but didn't think that was important to tell me! Does that sound about right for a two-storey house? He said completion will be January at the latest but still trying to push it into December. I tried to check on council website but no luck. I know the S.94 fee is 1% of total building cost. Hi Vina, Welcome to our forum I think on earlier pages of this thread and also our last one we talked about how most of us need to add $100-$150k to the base price to get an estimation on how much the final cost will be. Our base price was $265k and we are now at $377k. This excludes all landscaping, internal floors and window coverings. We are building within the Auburn Council area and got our approval via private certifier (CDC approval) - thankfully we didn't get hit with any council fees as such. Goodluck with it all! We are in Berala, just next to the borderline of Lidcombe You can check out our blog at hometanamal.blogspot.com. It has alot of detail but mainly from construction stage with the previous stages being in summary form. In terms of site and council costs, the only thing we have had added is $1,500 for tiger tails which is the wrap around the overhead power cables to prevent electrocution (for when they have cranes, etc). Nothing else. Like I said, we didn't go through Council so I'm not sure whether that helped? Having said that, we have an almost completely flat block of land with no easements or anything else. So nothing that would call for site costs such as cut and fill, removal of soil, stormwater issues, etc. We had many upgrades such as: - take downstairs ceilings to 2.7m (about $7k) - upgrade from concrete to terracotta roof tiles (about $6k) - upgrade bricks (roughly $7k) - sarking ($2.5k) - replaced upstairs light-weight board with bricks which involved extra beams - about $8k - extended the area within the house to reach maximum area permitted by CDC - about $7k - additional internal insulation for rumpus, between floors and between bedroom walls - about $3.5k - aircon upgrade to Daikin 18kw inverter + extra zones - about $5k - electrical appointment upgrades + alarm - total around $5k There are more but that should give you an idea of the bigger ticket items you might be up for. It's not cheap building a house. Including the original house that we bought and the demolition, we are heading towards the $1m mark! We have been told our drainage will be done Monday and Frame delivered Wednesday. Im starting to see the method they use and it makes sense they line all their jobs up in the one area and then its go go go. Our site costs were 23K and extra spoil removal (check out our blog there was alot of dirt) was $15k You will read alot of frustrations (Im guilty) but what we have all learnt is that you need extreme patience whilst they do the paperwork 6-10 months and then your house goes up in a blink Good luck! I too have built in the Auburn Council area and am moving in on Monday - less than a year after moving out (M told me they would start building October 2011 but they didn't start until May 2012 so was out of my home for 6 months more than I needed to be - rain did play a part in that delay from February to May.) Apparently the computer is generating a date of 29/1 but he said that is not the timetable he is working towards and that we are ahead of that already. He said lock-up will be in approx 6 weeks time (meaning 13 weeks from construction beginning) - how about you? What stage are you up to now? Vina - most welcome. I didn't go through Council and therefore didn't have to pay any fees. Maybe try to go CDC to save yourself money? For us, a narrow frontage (13.4) meant that if we went through council we wouldn't be allowed a double garage front. CDC allows this so we went with it despite it meaning we were restricted to build to a total internal area of 330sqm - which was enough for us anyway.
