Volume built? Any special finishings? Single storey? Double storey? Large? Small? I found between 7 and 20K a square was the variance, custom tended to cost towards the upper end. Most people ended up around the 10K/square. Some custom builds were around 9K/square at cheapest. If you divide the numbers by 9.29 you end up with a per-square price.
