Browse Forums Building A New House 1 Aug 20, 2012 12:06 am We signed up and put a deposit with Scott Park Homes (WA) about 6-8 weeks back. We're going to pre-start this week and I came across new promo deals where they're including a whole stack of stuff we weren't offered (A/C, house painting, tiling to living areas). I accept the plans are different, our home is prob 40m2 larger in area and we've got "more stuff" but then the difference is $25k + cost of promo stuff, maybe around $40k. Economically, the new promo seem to offer more. Do I just swallow it and move on or anything people can suggest. To some degree it might be worth losing the deposit and re-engaging the same (or another) builder on a different deal. I'm sure this happens a lot but it sucks when we're talking $$$. If so, the base price of the house may well have gone up since then with it being a new financial year. A similar thing happened to us but when I looked at the base price it had gone up by $12k since we signed so it wasn't worth us kicking up a fuss! Yes - we have signed before July 1 but the base price isn't significantly different. I'm sure others have been in same situation although it looks like industry is in price deflation, compared to what was on offer 24mths ago, value has increased? Myself and my partner just finished building with Scott Park Homes, so congrats on the first step of the process We had the same issue, but we signed up after 1st July 2011 and got hit with the base price increase which was $10k more than we had seen the previous March (2011). Unfortunately there was nothing we could do about it, so we swallowed it and continued. We just got our keys last week and you know what, I don't even remember what the promos were to start with! I can understand looking at it and thinking how much more that would add in to your house economically. I saw the same promo you're talking off, it was in the paper the other day. It looks amazing, but in the long run, can you allow the time and money of cancelling your contract and starting all over again, going with a new floorplan, etc? And builders, for the promos they 'add in', may not always use the great quality you expect. E.g. light switches aren't Clipsal, for example, as Clipsal is the best brand but they use something else, etc. Little things like that. It might have been definitely worth it if you were at the beginning stages, e.g. deposit and contract, but now that you're at prestart, expect a long haul to re-start all over again. If it is the same builder then just ask them to include them and your happy to pay the price rise. It is a different plan, looking at it closer we're essentially trading extra living space (40m2) for bonuses like A/C. So it's not as amazing as it first looked and many of the things being "thrown in" we already have. I wonder if they'd be open to negotiate for discounted A/C and/or painting at pre-start rather than have us consider "going back to the drawing board". Then rushed through to contract all of their new customers under the new promo because they had to sign by X date to be eligible. So not only did we miss out on the promo but we got pushed to the back of the queue for everything and enjoyed the privilege of paying mortgage plus expenses plus building covenant extension fees on our land while other people got awesome free stuff. I'm not bitter about it at all yep we were one of those "lucky" customers that were rushed into signing the contract!! ever since we signed, we've had nothing but trouble. we rushed through the contract signing at the salespersons assurance that he would tweak all the issues we had after we signed... he along with a lot other staff were let go shortly after. the new salesperson that was appointed to us was not communicated the tweaks that were to be made to the contract, and was also very hard to get a hold of. currently in the process of cancelling our contract and getting slogged a huge WIP invoice along with it.. Just ask if you can have 'builder's cost' Air-Con and painting. The new promotion is due to the name change and get people aware I think. We had all those inclusions with our Ventura Package, but dropped them in lieu of big structural changes, we can paint and carpet/tile later. Anyway, the carpets and tiles are pretty cheap and we would only be upgrading anyway.
