Browse Forums Building A New House 1 Feb 09, 2013 9:07 am Hi everyone! I just looking to compare what everyone roughly paid for their site costs on a 1.5m -2m fall. This fall is across a 800sqm block, so there are no huge drops or anything. We are looking to build on a slab..... Thanks for your help!! Re: Site costs for 1.5m - 2m fall 2Feb 09, 2013 9:35 am Hi, In my case I had a slope of approx 2.5m running diagonally across the lot (530sqm). We also build on raft slab - the cost for these were as follows: - additional escalation for house built only -> $5k. - dropdown for garage - > $5k. These did not include flattening the entire lot for landscaping - we were quoted additional 10k for this. In your case I would not expect site costs to be any higher. Hope this helps. PS: some builder quote you a really high cost to avoid working on sloped land. Max I was quoted was $40k. Cheers, Re: Site costs for 1.5m - 2m fall 4Feb 10, 2013 9:09 am Quote: In my case I had a slope of approx 2.5m running diagonally across the lot (530sqm). Re: Site costs for 1.5m - 2m fall 5Jul 25, 2013 8:19 am Best bet in regards to building is to assume nothing until you get a concrete quote. You have to factor in retaining walls, rock removal, upgraded slab etc. We had a 1.6m back to front slope and wound up paying around 30k in site costs. Re: Site costs for 1.5m - 2m fall 6Jul 25, 2013 10:06 am We had approximately 1.5m fall over our site, survey plans in my thread attached below. We did our own site cut and fill and our own builder did the retaining walls before we signed construction contracts. Fairhaven estimated the site works between $25,000 and $30,000 which we never really had quoted properly because the works were undertaken as a wedding gift by my wifes construction company. They said if they had an operator on site doing the works they would have charged us appoximately $4,000 for the two days for the excavator, two guys and time taken. The retaining walls totalling about 45 meters cost us $1800 in drawings and permit fees, $2800 in materials and $6000 for labour, concrete and installation (we had each sleeper edged and planed to be smooth). Totall job of we had paid for it all about $15,000 (like I said we didnt pay for the excavator etc) and all soil was left on site to be levelled later because we need it to build up the back. I wouldnt be surprised if Fairhaven had of charged us $30,000 though. Thank you Splashers. Tomorrow I might check if I can get a few packs of 300x300 in the same tile finish. It may be good to use these could in the shower recesses. I'm not… 4 4671 I've got a challenge here. Background is the builder has cut too deep for the slab and the slab is now below the very substantial retaining wall. It's failed occupancy… 0 18375 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13063 |
