We tried to lock in price too but ended up with a 10% blowout. I thought I had it all covered but forgot about bathroom tiles. The tiles I liked were larger than the standard 300 x 300 size. Lets just say that the cost to lay them is substantial. We had PC items but the estimated price was pretty much spot on so no probs there. We chose to build with a project builder because my hubbie liked that if we have problems down the track, more than likely they will still be in business. Also the price was hard to beat. We are spending quite a lot of money so have contracted a building inspector to ensure we get what we are paying for including a quality finish as far as tiling etc goes. The sales guy we used has worked for the builder for many years, in my mind they must have something going for them if they have long term employees. Hope all this info helps in your decision. It feels better to know that we are not completely crazy and too careful. We have moved to Australia with kids and we are not scared of big projects but this experience has scarred us a bit. You were spot on Pepsi-drinker when you said it feels like we are signing a blank cheque. We built a house in Sweden and not a cent went over our contract and we got to see everything in the builders show home (all options) before signing. Builder was then a few weeks late finishing and we were compensated according to regulations. Consumers are extremely protected in Europe so you don't worry when buying things. All easy. After my post yesterday I took a trip to Renditions home in Seaford to see if I could learn some more about details. I found out that I did not have the Aqua in my upgrades (on the website it says on a link "Finishes"), just some of it. On the website it says: Simple choices. Aqua Refreshing, dynamic and pure – that’s the essence of the Aqua range of included finishes. Designed by Modello Selections Studio Aqua brings you a range of quality products that will make your home something very special. I thought it was their standard Looking into the details I noticed that I don't have a list of things I thought was "good standard" (like for example dishwasher provision). My quote is not details enough to reveal that. I have written to the sales man, who is great by the way, and see what I learn today. A lot of these things might "only" be 850 dollars, and then 450 dollars but in the end, like we learned through our journey with Statesman, it ended up being thousands. Thanks again and best wishes! Seaford ?? Anyhow, we built our (existing) home with AV Jennings 24 years ago, and about 10 years ago we built a home with Hickinbotham for the In-Laws. I still have all the paper-work for both those builds, and there are literally pages of variations from the standard build. To use you example of the "missing" dishwasher provision, that doesn't worry me if it's in the Aqua specifications or not. Either way, to "supply" the provision it's going to cost the builder (say) $100 for joinery work, $100 for the tap, $100 for the power and $10 for the drain provisions, say $310. Say they have a 10% mark-up, it's going to cost the customer $341. I don't have an issue with paying (say) $341 for the dishwasher provision, either in the contract or in the Aqua specifications, I just want to know one thing..."How much is the house going to cost me WITH the dishwasher provision ?" That's what they seem to be having the issue with !!!! It seems THEIR way is to say "The house costs $200,000 and after you sign we'll tell you how much the dishwasher provision costs." We wouldn't be having this struggle with them if right up front they said "The house with the dishwasher provision will cost you $200,341." !!! Make YOUR list of what YOU want and don't sign the contract until every single thing in YOUR list is in the contract ! P_D . Rendition have 2 new houses just opened in Seaford. They are basic and the Family home versions, they say for the first home buyers.
